County Fair (Upper Sherman/ Mohawk) ?

With the newly released statement from Walmart on closing of the County Fair store (and previous closure of the No Frills) , this is a hefty site with great redevelopment potential.

That entire plaza is such a decrepit eyesore! The rumour I heard was it was to be bulldozed and Wal-Mart was to build a true superstore at that location but it sounds like if it was true they nixed that plan. The location on Upper James is too small to be a true superstore.

Definitely a huge plot of land that hopefully gets redeveloped!

Hopefully every walmart is redeveloped into local Canadian stores with housing near transit. I pray to the urban planning gods.

i used to be ....... a long time ago, a stock boy at that Zellers, crazy that there is a whole basement level under that store . had the same thought when the No Frills closed that they would expand format. But i kind of like the idea now to really amp up the density in favour of residential and push the retail to U Wentworth strip.

That's a fair-sized chunk of land, somewhat comparable in area to the site being redeveloped into townhouses at Quigley and Albright.

It would be nice to see a couple of mid-rises along Upper Sherman and Mohawk (there are two across the street on Mohawk) with some townhouses or stacked towns across the rest. There would probably be great outcry among the neighbours north and west if anything more gets proposed.

This site has been purchased by New Horizon, the same group that build CitySquare, is building Trend condos in Waterdown, and has plans to redevelop the old Brock campus on King East into 4 residential towers.

New Horizon is also the one behind that mega tower complex in Stoney Creek.

Hey, the City can't enforce an escarpment height limit on the escarpment, right? Fingers crossed for 3x 60 storeys at Mohawk and Upper Sherman!!

“It’s 10 acres, so you can very comfortably put 1,500 condominiums on 10 acres,” Jeff Paikin, president of the Burlington-based firm, said Tuesday.

New Horizon bought the County Fair Plaza from Sun Life. Walmart leased the property, Paikin noted.

In March, Walmart Canada announced plans to close its 499 Mohawk Rd. E. location along with five others across the country as part of a $500-million reinvestment in other stores.

Walmart didn’t immediately respond to a request for comment Tuesday.

Paikin said New Horizon reached a deal with the Beer Store to continue its lease but hopes to land an interim tenant for the Walmart store after the big-box retailer moves out Dec. 27.

“So that we don’t have to tear it down and leave an empty, old, ugly parking lot.”

It will take at least a couple of years to put the future development through the planning process, but Paikin expects it to be a highrise.

When it’s built, the development will situate more than 1,000 new residents to support retailers at CF Lime Ridge Mall, he said.

“So it really helps the neighbourhood in many ways. It hits refresh.”

New Horizon plans to build roughly 1,300 units on the site of Brock University’s satellite campus at 1842 King St. E., which it purchased for about $11 million, Paikin noted.

Last year, Brock announced plans to relocate the east-end campus to Burlington, but plans to remain in Hamilton for the 2022-23 academic year.

The mix of condos and stacked townhouses are to reach 12 storeys and include a walkway from King to Lawrence Road, Paikin said.

So land acquisition is $10,700~$ per unit . Nice profit awaits, even if it takes 5 years!

With a plan to redevelop the four-hectare site for up to 1,500 condominiums still a few years away, property owner New Horizon Development Inc. is leasing the former Walmart unit to OPM Sales.

OPM Sales is a Division of SVP Sports, a chain of retail stores in the Greater Toronto Area operating since 1984. SVP Sports also has a location at Niagara Canada One Outlets in Niagara Falls.

The Hamilton OPM Sales store is targeting a mid-August opening date.

Wow, that’s dense. It’s not pretty, but it’s ugly in a throw-lots-of-random-features at it kinda way, rather than the usual communist nostalgia we see. Basically it’s got all the bells and whistles of a GTA proposal. We’re entering the big leagues now!

Design aside, this really needs some retail. Besides meeting the street terribly without any, it is replacing 2 big box stores, one of which was a grocery store and some other retailers too. All the while it’s literally adding new residents- as someone with elderly family in the area, the goal should be to make this a walkable node. Somebody at the consultations needs to be pushy and demand a grocery store or at least some retail sqft. Overall good to see, but needs to better integrate into its surroundings. Planning dept needs to get involved.
