I lost track of where they were on this site, but I seem to remember that the earlier visions for this parking lot were much more architecturally interesting.

I'll plant a flag on top and we'll call it 400

Amazing to realize that this would be just a few feet shorter than the tallest building in Austin, less than 20 years ago.

So nuts. I really can't wait to see a somewhat slender 450'-500' tower at Domain. Everything is feeling really squat right now.

What are the main reasons for the height limits in this area?

I don't think this is related to Verde Square.

AE Design Consult request for proposed "Multifamily Tower" at 10401 Burnet Road. This is just south of the Verde Square proposal where the Lighting Inc. currently stands. Could just be a 5 over 1 but could also be taller. No other permit activity that I could find tied to this address.

I think this is right next door to Verde Square. The range of addresses for Verde Square is below. Notice that this project's range of address starts with 10401 while Verde Square starts with 10401 1/2. This project is on 3.4 acres and will have 1100 units. No telling how many of those will be in the "multifamily tower".

There was a ZC request filed the day before with a lot of info - except height. Maps also show this is just south of Verde Square.

Here's the site from Streetview and the Verde Square and 10401 Burnet location maps from the permits for both projects:

I've said it before and I'll say it again.

Astor Park eat your heart out. And it didn't cost us >$200M in public funding.

1100 units on 3.4 acres is a lot, no? I'd think that is pretty tall but I don't have a calibrated sense of scale on this.

Yes, that sounds like a lot to me as well. That is like 2-3 times the number of units than most of the apartment/condo building being built in the north Burnet area, on lots that of similar size I think. Maybe they will be micro units? But would still need a massive parking structure because I doubt many of the residents would be car free.

1,100 units is at least two typical Downtown towers (tall ones at that). And 3.4 acres is approximately two Downtown blocks. Micro units seem likely, or maybe a typo?

Assuming 1,100 is not a typo, I'm thinking three towers that max out the NBG height along with a lot of small units. I'm curious as to exactly what this project will look like.

The zoning change they are seeking will increase the allowable height from 180' to 308'.
