The building will have 122 residences, most likely rentals based on the average unit scope of 734 square feet. The concrete-based structure will also have a cellar.

Ismael Leyva Architects is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

With the application review and public hearing process in full swing, the Landmarks Preservation Commission (LPC) is busy working through a backlog of proposed projects. One of the more interesting proposals includes a new commercial building designed by Morris Adjmi Architects at 1162 Broadway in the Madison Square North Historic District. The LPC reviewed the proposals on Tuesday, May 12.

In December 2013, the LPC approved original plans for the hotel building that specified the construction a 14-story structure with 52 guest rooms, a ground-floor cafe, and a restaurant. The property was reportedly under the ownership of Aini Assets, which also demolished the two-story retail property that once occupied the site.

A rear terrace positioned above a lower-level setback has also been reduced from 30 to 17 feet wide. At the roof, elevator and machine room mechanicals have been relocated to the north side of the building and water towers have been vaulted in an effort to reduce visibility from the street level.

The façade now incorporates dark gray mullions that will match the proposed storefront and awning structures.

YIMBY revealed renderings and details of a housing development at 270 East 2nd Street by this developer in December 2018. It is unclear if the design have changed with this permit filing.

The proposed 136-foot-tall development will yield 65,696 square feet, with 62,582 square feet designated for residential space and 3,114 square feet for community facility space. The building will have 75 residences, most likely rentals based on the average unit scope of 834 square feet. The concrete-based structure will also have a cellar but not accessory parking.

When I was driving through NYC a few months ago, I noticed that all these new projects have added another varied level of “height ness” to parts of the city that didn’t have much to begin with. Parts of Brooklyn and Queens can now be confused for Manhattan.

A large bulk of NYC construction is outside of Manhattan. Bronx and Queens are high rise hot spots. Lots of projects in those two boroughs, Brooklyn too, but Queens/Bronx are seeing a big, big uptick.

Just a memo:


We may be getting an Observation Deck on the Chrysler Building. Yes... Yes... another one for the city!

Hopefully it'll be made for the public and not just those conducting business within the building.
