University of Windsor building a new student residence.... Does this all but kill the proposed Sandwhich Street development that was announced two years ago ?

I'd much prefer to see that one move forward as it addressed more than just student housing and I'm being selfish with wanting to see 10 stories instead of the new 6 stories that this will rise up lol

^ May not have any effect. This new building was always in the university's long-term plans...it was just a matter of time. The longer-term plan is to demolish the two residential towers on the northeast corner of Wyandotte and Huron Church.

Some nice progress photos from the Gelcell Capsules redevelopment in Walkerville at 1370 Argyle from Windsorite.

I was also able to see some additional progress being made at the old Jagerhouse property on Pelissier as well. Looks like the facade is being redone and is coming along nicely too! (No pictures unfortunately).

Since the Canadian Government wants to Ambassador Bridge to be demolished 5 years after Gordie Howe is operational, I think plans should be drawn on what do to with the future vacant land.

The logical thing is for the University to buy out all of that land from Moroun. It would be amazing for the University and the city as a whole. It could be used for future expansions by the Univerity or as a student park.

I don't know how possible this could be considering the Morouns are land hoarders and the University's administration tend to be unambitious.

What are your takes on the whole ordeal?

It’s the the Ambassador Bridge replacement span that they are talking about, not the Gordie Howe. I seriously doubt that they will actually build a new span now the the new GH crossing is being built.

I almost felt like I was a fish about to take the bait on this one...

Unless there's a legit structural reason to take the Ambassador Bridge down, I don't see that happening any time soon and for the government to push to have it brought down seems even a little more far fetched. Unless you know something we don't hahaha.

Would be an even bigger waste of money for the Morons to go any further with the twin span so I'm sure that won't happen either.

I believe the city needs to cut its losses with the homes down there and let them be demolished and move forward with either new construction or green space.

That stadium looks absolutely beautiful. It's obviously small, but it's perfect for Windsor (around 5000-6000 seats is about what I would expect) and in the perfect location. I love the use of brick and cast iron for the fences. The only challenging thing will be how parking is handled in the area.

Wow, yeah that would be great to see Windsor Stadium renovated! Renders look really nice as well. Looks to be a couple years out, but still really positive news!

I've seen this conceptual work for a few months now on Baird AE architecture website.
It never had anything attached to it other than "Sandwich Street Apartments" but now there seems to be life to it?

Hope this gets approved and construction is unimpeded. It will bring some good density to that area. Seems like anywhere in this city where a mid to high rise structure is proposed it is faced with condemnation, objection, etc. Anyone know where the city has zoned for highrises?

Hopefully it gets approved without any NIMBY interference, since the area is not really the type of area that would have many NIMBY’s, I would think. Seems like a no brainer to me.

Besides the DT core, and along the waterfront, I’m not sure where in the city is zoned for highrises. All of the major thoroughfares should be zoned for them like all along Wyandotte, Tecumseh, Ouellette, University, Huron Church, and Walker.

No brainer indeed.
I'm actually surprised how far away from Sandwich "proper" this actually is.

The 14 people that live around there shouldn't complain about any development but at the same time... that's a hard area to sell people to move to as well.

It sure is with the water treatment plant just around the corner. Hopefully they can do some kind of treatment in that plant to decrease some of the smells with this new proposal and the Gordie Howe Bridge not far away. Sewage is not the nicest smell for travellers crossing over to Windsor, lol.

The smell and sewage plant aren't even the first things that came to mind for me, though it definitely should have.
The giant salvage/scrap yard that's down behind the Vollmer building.
The eye sore that is all that industrial directly across the river.

I'm sure the port and ship loading/unloading could be cool to see for certain individuals but I doubt the general public would find it appealing.

Hopefully the bridge work and the revitalization of Sandwich street that will be coming with it, helps the overall esthetical look of the region but maaaan that's a lot of work

The demolition within 5 years is written into the Canadian Federal Permit for the replacement span.

Its black-letter law.

That said, it only kicks in IF the replacement span moves ahead. Also the Federal permits as currently written will expire in the next few years; I'm not sure what provision, if any' there is to extend or renew them.

The conflict here is that the permits the Marouns got from the U.S. actually require that they NOT demolish the original bridge.

How they managed to get permits from both countries with contradictory condtions..........

Rezoning proposal going to the Development and Heritage Standing Committee this evening to build three 4-story apartment buildings with 23 units each. It's listed as 2601 Lauzon Parkway, (it's the vacant piece of land between Hawthorne Dr and Enterprise Way).

Based on the article it looks like the committee will approve it, and based on councillor Kashak's comments it sounds like the full council will approve as well. It remains to be seen if it breaks ground, but there are quite a few other developments in-progress in the area so I don't doubt it will get started in the future!
