As we were coming over I noticed there is a lot of construction happening over here (ie upper NW), as well.

"Metro is in talks with the District to sell a vacant parcel at the Anacostia Metro station for redevelopment as affordable housing.

The Metro board’s real estate committee on Thursday is expected to approve the sale of nine lots totaling 27,031 square feet to the Department of Housing and Community Development for $1.5 million.

The lots are located at the northeast corner of Shannon Place and Howard Road SE, across the street from the Anacostia Metro Station and adjacent to the proposed terminus of the Anacostia streetcar line..."

GSA proposes building swap for Federal Triangle South project

I walked to the bulgogi food truck last week and walked past the Cotton Annex building. It a great building and it is a huge wasted opportunity that it has remained vacant for years. Between the Southwest Ecodistrict, the Wharf, the new DC United stadium (hopefully) and other infill, there tremendous opportunity for Southwest over the next decade.

"The General Services Administration is pressing forward with its plans to redevelop an aging federal office complex by L'Enfant Plaza after receiving strong interest from developers a little more than a year ago.

The agency issued a request for qualifications Monday seeking developers to provide construction and development services in exchange for two federally owned properties at what is known as Federal Triangle South.

What's in it for the GSA: The selected developer would be responsible for providing the space planning, construction service and other aspects of shifting about 1,500 workers from the GSA's regional headquarters to the GSA's national headquarters at 1800 F St. NW. The developer would also renovate three historic buildings at the St. Elizabeths campus in Southeast D.C. for the Department of Homeland Security."

According to an email on the Tenley listserve today, Douglas develpment is currently demolishing the above-ground portion of the Babe's Billiards building on Wisconsin Avenue. This has been vacant on a prominent corner for about a decade. The Tenley View (http://douglasdevelopment.com/properties/tenleyview/) apartments will replace it.

Check Out These Brand New Renderings From The Shay




About a month ago, D.C. got a preliminary glimpse at The Shay. It didn't reveal too much too soon; just that the fashion world inspired building on 8th and Florida NW would have some retail on the ground floor, floor to ceiling windows and bright green and red accents on the exterior. Now, they've put up some new renderings to give interested people a look inside and up top. In addition to getting a glimpse at the pool and cozy roof deck, the renderings provide a good look into the interior common spaces. The lobby will strongly feature bright furniture, exposed brick and modern art. Other group areas clearly meant for socializing show heavy use of wood and more floor to ceiling windows. Also, everyone that lives there will be a shadow.

"WASHINGTON — The streetcars stopped running in 1949, replaced by buses. In the wake of the assassination of the Rev. Dr. Martin Luther King Jr. the 1968 riots devastated the commercial corridor. Only in recent years has revitalization occurred and gentrification taken hold.

This summer, if all goes as planned, the return of streetcars after 65 years will be another step forward for the former H Street NE shopping district in the nation’s capital.

The return of the trolleys is being hailed by city officials, businesses and developers as a new generator of economic wealth that will more than pay for the first of eight planned and heavily subsidized streetcar lines, eventually extending for 37 miles throughout the District of Columbia. District planners are projecting as much as $8 billion in new investment within 10 years of the lines’ completion..."

With Rentals Atop Stores, Walmart Really Does Have Everything

^coincidentally I was going to post a pic of that one.

A few random construction sites.

Takoma Central, finally proceeding in earnest after about 7 years of being stalled by the economy (was going to be condos but is now rentals) and site remediation after the auto garages were removed. It's been "value engineered" since the renderings were done but still will be a great streetfront improvement:

Just across the border in Silver Spring MD is the new library, with a light rail station planned in the opening. I'm quite impressed with this:

Cathedral Commons

We went to dinner at Cactus Cantina last night, so I had a chance to take some photos of the Cathedral Commons development on Wisconsin Avenue. The NIMBYs who fought this for a decade should be ashamed of themselves. Between this, the relocation of the American University law school to Tenley Circle, and the development of the Babe's site (the Bond), upper Wisconsin Avenue is going to be significantly improved in the next 2-3 years.
