I wasn't ever really a fan of No. 9 Walton's initial design, but I think its straight up ugly now. The massing just looks way off (and dated), especially at the crown (thanks KG), and it appears like there's no consistent theme with regard to balcony placement.

That ugly crown is the architectural price Chicago pays to:

1. Get a $50 million penthouse
2. Have #1 help lead to the development of One Chicago Square
3. #2 thus rids us of a huge, glaring parking lot in the core of River North

I think it will be worth it

I think it will be worth it
In that, we are in agreement. It's a worthy price to pay for OCS. The cash infusion definitely helps the momentum for that project.

The penthouse cost $58.5M and the buildout is another $9M, so by the end of this, the penthouse will actually be more like a $70M penthouse, not $50M.

KG is known for additions and upgrades, especially when he gets bored with somthing or finds a new material or upgrade. He does this all the time at citadel. Who knows, in three years this thing could be closer to an $80 mil. tag

I was under the assumption the building out for the Penthouse would be done by private contractors meaning it's kind of irrelevant to add that to the money helping fund OCS

Yes, he bought an empty shell meaning that the cost of the actual finishes whether it's lighting, the kitchen, etc is going to factor into the value. The build out permit was for close to $9M - that's not including things like couches. That is the cost of whatever he wants to do which obviously includes things like a kitchen and whatever. If that estimated cost is correct for build out, then the final value is going to be $65M - $70M, not $58.5M and certainly not $50M considering he bought it for $58.5M and I doubt the price is going to magically go down nearly $10M within a year.

I took some photos of Atrium Village a few weeks back. I'll have to find them. Phase I turned out much better than anticipated. Excited for Phase II.

It wraps the parking lot with residential units and has a fully activated street level presence. It's not the prettiest thing, but it is hardly awful. I would love it if this was the worst kind podium built in Chicago.
