Another new proposal (not South Loop)

Weed and Fremont (by SoNo). Architect is RTKL.
407 units, 314 parking spaces

This one is actually quite interesting from the looks of it. The project would have a parking podium built upon the parking lot south of the DSW retail building and connect west with the surface parking lot on Kingsbury next to the strip club. What looks to be a curving tower then rises above this base, with a glass bridge connecting the floors between the shorter portion of the tower (along Kingsbury) to the taller portion.

Pictures provide a better visual:

View from Weed

From Fremont

From Kingsbury

Looks like it does:

---

Residential tower planned next to O'Hare Marriott

Residential

Office buildings

---

1136 S Wabash - this one has already been mentioned before, but the design has changed slightly (especially the base)
320 units, 151 parking spots, retail - designed by SCB

I guess some residential around Ohare to support the airport economy is natural, but I cringe at the idea of someone moving around there and thinking they live in Chicago.

CMK/Lend Lease - 3642
Vinoly - 1900
1000 S Michigan - 506
1136 S Wabash - 320
1326 S Michigan - 480
2109 S Wabash - 246

That's 7,094 new units announced for the South Loop in the past 2 months. I'm sure I'm missing a few, and that doesn't include anything already under construction nor whatever Related does with their 62 acre site.

Lend lease is more like 300 for the next few years, and vinoly is like 600 for the next few years.

Um, there were 3 new high rises revealed right after 1000 S Michigan was revealed, which was RIGHT AFTER all those high rises were announced for South Loop yesterday, which was RIGHT AFTER River South's full plans were announced. Have we just entered a torrential downpour of new skyscrapers being announced every few days, just like the one New York is experiencing?

I imagine that with competitor proposals coming out, there was pressure for everything close in the pipeline to be announced.

Actually, I think they're trying to get their stuff in before the affordable housing amendment takes affect.

Ugh. I feel like you can always tell it's an SCB tower from the bloated afterthought of a base. Once upon a time, this wouldn't have bothered me as much. I think I've been spoiled by bKL's recent string of successes.

Yes, yes, and yes. Height has nothing to do with it.....

This is precisely the question I was going to ask related to this flood of proposals coming in - what is the cut-off date? Wouldn't be surprised if it's like this week or next.....

Keep in mind that mortgage rates and construction financing are tied to longer-term interest rates than the short-term central bank policy rate - they need not (and I expect them not to) move in tandem over the short-to-medium term......
