^^ Yes, that's Fifield's tower (P+H), Dec or Jan groundbreaking. Not only that, but Fifield is planning another apartment project - albeit a much smaller one - very close to here as well.....if not at the intersection, can't be more than a half-block away....

Crescent Heights/Central Station

Actually, connecting the dots from two different topics here.

Crescent Heights is an out of town developer/investor. I don't know who any potential partners may be for their potential Central Station project(s). However, I wonder if this may be a case where they have been - since they've owned the parcels for some time now - trying to gain a foothold in the 'community' and with the politicians and other necessary local industry players and so forth? The comment about them becoming a sponsor to local community groups got me thinking about this.


Question - anyone know who the new alderman is for this area - north end of central station, east of michigan, sout of roosevelt, north of 13th?? The South Loop has been so badly butchered up by this latest bullshit gerrymandering I haven't been able to keep track of all portions........

I wonder if whatever Crescent Heights is planning will need new entitlements or changes to the existing entitlements here? Or would it be a case where they can deal with 'tweaks' administratively?

Neighbors aren't thrilled about 400 W Huron. http://www.chicagoarchitecture.org/2...n-river-north/

My only problem is the parking ratio. Complaining about density in downtown Chicago is ridiculous, especially when it's as-zoned.

You know, this is the part about being an Alderman that probably sucks. Dealing with a bunch of whiny NIMBYs has to be exhausting after a while.

That's why you have as-is zoning. You can't tell me that some Aldermen don't sometimes grumble under their breath at these community meetings that they sometimes wish they didn't have to go through this horseshit of a process every fucking time.

The Crescent Heights sites (SEC Michigan & Roosevelt) are in the new 3rd Ward (Pat Dowell).

The entitlements they have now are already so incredibly generous that it would require some weapons-grade chutzpah to ask for more.

Like any new developer, they immediately joined all the neighborhood organizations.

Looks very similar, yes. Is HPA behind the Hyde Park one as well? It also looks like that proposal on Stony Island from ages ago.

So, what are the entitlements - how many units are allowable at the big site, and also how many at their other side on Indiana just south of The Grant? I'll let you know if they are in reality "so incredibly generous".

My point re stressing Crescent Heights joining neighborhood organizations was more highlight this as a sign that their strategy wasn't (isn't) a predetermined flip (like they did up on State for that big payday)

Actually, thanks this is a really great resource.

Yet, it's a disgusting documentation of corruption. Just one of many examples, look at the new ward 4 (not to mention ward 3). They made it look better by including a good portion of the lake in the new ward 4 in this map. But, to grab some white people, it snakes along completely uninhabited park/lakeshore areas to land in the South Loop, thus contributing to the carving up of this relatively small, yet becoming denser and more important area of the city. And then there's the new 2nd Ward. That is just criminal, period. Look at that thing. Even the fact that it was Fioretti who got screwed over in the process in this case, does not diminish the crime perpetrated here.....
