^ I think Real Deal has some old info. CoStar said yesterday the developer reconsidered selling their 1201-15 W Fulton site, but they will sell 1325 W Randolph. There's also a pending permit for 1201-15 W Fulton

If you only look at the the curb cuts on Lake Street, yes. But it also adds a curb cut for the currently closed off alley from the north side of the property onto Halsted, so the total remains the same. (See "Site Connections" on page 24)

370 N. Morgan will have 482 units and 142 parking spaces and rise 35 floors & 399’

400 N. Morgan will have 478 units, rise 41 floors & 450'

401 N. Morgan will be Phase II and have 480 units and rise 475'

TOTAL: 1440 units (approximately)

-$7.4 million in annual property tax revenue will be generated when all three towers built out

-$5 million in annual property tax revenue for the first two towers of Phase 1

-11.2 FAR

-$13.9 million for Neighborhood Opportunity Bonus

-The developers would like to go before plan commission sometime this summer and perhaps break ground in the 3rd or 4th quarter of 2024.

Really love the base on that project. Towers are nice as well, but the base makes it. Love the brickwork and the not-so-subtle nods to Prarie style textures and columns.

290 affordable units is pretty substantial. I don't see how Burnett and city hall can not approve this project.

I wish a developer would propose a condo tower that doesn't have 20 floors of amenities and the associated $2000 per month in association fees. Maybe a slight exaggeration but it has become absolutely ridiculous these days. I'd be in the market for a new construction condo downtown but I don't care to pay insane HOA fees for a golf simulator, indoor lap pool, sauna, fitness classes, and demo kitchen. Keep that gimmicky shit in the luxury apartment buildings where you just bake it into the rent. Of course developers will advertise much lower HOA fees until they unload the burden onto enough owners who will quickly see their HOA fees increase by 50% for the next 10 years - I'm not falling for that bullshit.

Am I alone here?
