I like the retail incorporation along with the residential. I find that these developments are the best when buying a unit. The idea that you don't have to walk far for shopping is always a plus.

Im happy with the proposal...

I also think its about time South Philly started getting a dense/tall development node, and Broad & Washington seem like the logical place.

The city seems to have a nice cross pattern developing (which makes sense). CC has the tallest/most, U. City to the West, Market East to the East, Temple to the North, and then somthing new to the South. Though this will probably be split netween Navy Yard, Sports complex, and Broad/Washington over the then ~50 years, this ought to be the tallest (mostly residential) area.

What would be the height range? 350-375ft?

Either way this will stand out a lot like Morgans Hall to the North.

I live right by this lot and I'm all about the lot being developed... I just can't see this ever getting built. If anything I see the base being built and the towers never seeing the light of day.

If the retail podium gets built, so will the first tower, since it is all a part of "Phase 1"

Developer Bart Blatstein presented preliminary plans for a massive, long-vacant lot at South Broad Street and Washington Avenue in South Philadelphia at neighborhood association meeting. The plans include two towers of 32 stories, 1,600 apartments, 700 parking spaces and retail space.

At the Hawthorne Empowerment Coalition meeting Tuesday, Blatstein laid out the proposed development to residents and civic leaders, many of whom want the vacant lot filled, but opposed the scope of the project.

"Thirty two floors is way too high," said Raed Nasser, president of the coalition board. "There are two towers also. The high school next door won't get any sun" at the buildings' proposed height, he added.

City Council member Kenyatta Johnson has asked for two residents to take part in the civic design review starting next month, Nasser said. Hawthorne residents will have another closed-door meeting to discuss the proposal and then meet again with the developer in January 2015.

The high school needs sun! How will the kids grow without sun?

Center City District - June 30th News update

Bill Would Enable Development at Broad and Washington

Quote:
City Councilman Kenyatta Johnson on June 18 introduced Bill #150606 that would create the South Broad Street Gateway zoning overlay in the area bounded by 13th and Broad Streets and Washington and Carpenter Streets, PlanPhilly reported.

Developer Bart Blatstein is creating plans for 1,600 apartments in two 30-story towers and 180,000 square feet of retail space in a complex with parking in the middle of the property, the article noted. Blatstein’s plans are expected to be completed this fall.

It would have been sweet if the 2 towers took that annex off each tower and plopped them on top to make even taller. But hey, this is Broad & Washington. Who are we kidding? I'm happy that this is getting built.

So will this interfere with TV reception??(LOL!)

Anyone else find it ironic that the sunlight argument is used despite most sun facing windows are blinded up and everyone wants to be in the shade while walking on the streets?

And then there was this comment from one of the bloggers:

Why does the height need to be reduced. My only question. I think Bart should build a 1000ft tall tower and overshadow all of those pains in a** constantly complaining about a new building that is over 3 stories. Move to the suburbs then.

He/or she was reading my mind!

Anyone go to this meeting?
I was looking for an update somewhere in news/social media - couldn't find anything. Curious.

Concerns include the project's height, proposed curb cuts, and garage entrances along 13th Street.
"What do we want?" "Vacant lots!" "When do we want them?" "Forever!"
