Beautiful tower, height is fine with me. I love that the gaps near the Vine are filling in nicely. Maybe we will see a renovation of the ugly Sheraton one day. I would love to see it overhauled and upgraded to a JW Marriott or similar.

Wow! Oh this is nice; real nice. It fits the brownstone of the Cathedral; it has a good height and cutting edge look; plus the location will really make the tower stand out in the skyline from the north, east and west.

If it's going to be that stunningly elegant, I honestly don't care how tall it is. I'm completely fine with the height reduction if this thing is even half as sleek as the renderings.

This is amazing. One of the first high rises we've gotten of this level of contemporary design. If this project progresses in this form it's up there with the new HUP hospital and Comcast II in caliber imo. Especially compared to Phase It's safe design, this isn't what I expected at all, in a good way.

On top of that, I'm happy to see the bullishness on more office space instead of purely residential space. The mix is important for long term viability.

If they’re promising delivery by Q2 2023, they better start yesterday.

Expect to see this in the December CDR package.

Yeah I was wondering if they're going to rush to pull permits before the first reduction in the tax abatement. I can't imagine this not getting through CDR on the first pass.

So this will appear taller then in renderings right? It will block sheraton, it will appear massive from 676, the design is beautiful! And it has what looks like a decent light package! Its not as tall is would have have dreamed but this is massive for the area, and it will soar over nearby buildings! I cant wait! hopefully this encourages better looking towers

Looks like it will be, or is planned to be, office/commercial/residential, the bottom floors are being marketed for commerce and office spaces

Edit:Actually i stand corrected they simply want it to be an office tower. Lol, I'm glad there doing an office tower, the city needs more non Comcast office towers

No, if you read the PDF, the first 14 floors are office/commercial, and the top 20 floors are residential. It will also have ground floor retail.

Very desirable place to live and work, IMO. Would love to see 5 more proposals like this for N Broad and Loft District.

Agreed, many of the cities proposals are usually within the 3-4 hundred foot range, honestly if we could get more towers with designs of this quality I would be thrilled!

This thing is so sexy. I'd leave my house to live in an apartment there.

Also, did anyone note how much of this is office space? The first 12 floors.

That's an incredible vote of confidence in Philly IMO. I'm thinking they might already have a tenant lined up.
