Ugh. What gives with this? Why on earth would they possibly have chosen to put the parking in front of two-thirds of the units? Do people really love looking out their front windows at a parking lot that much?

The parking should go at the back of the site, at minimum. I don’t even care what the units look like, but they shouldn’t be separated from the street by a parking lot. What is that little thing at the southeast of the lot? Some kind of fake little “guard house”?

They also shouldn’t show that “future commercial” building in the rendering like that. That’s not going to happen.

Nice try, but not quite.

Wished they coulda hid the parking in behind and make the units more street/curb friendly.

Well, I mean I did post the site plans for Dawn Vic's other developments, and the parking situation was the same. I don't know why anyone is surprised.

I hope the city slams the door on this one. this kind of thing belongs in the meadowlands, not 10 minutes down the street from the downtown core.

Your layout ups the number of units from 34 to 50 which would be ideal for the site. The commercial space originally shown just looks boring.

I'd imagine they went with this layout to give more people scenic views of the harbour (read: train yards).

And the selling point of a "back yard"

I heard the water view units are all sold, or close anyways. Of course real estate agent rumours are.... not always reliable

It wouldn't surprise me. Even if the site plan is shitty, these are still really attractive new-builds. This style of townhouse as a new build in itself is rare.

I can't get excited over this. I guess it's the best we can do/get... looks like something at Garth/Stonechurch.

The site as it stands now. The renders don't really show the buildings in context.

I'm getting a little frustrated with that mentality. But I guess we won't start seeing much innovative architecture and truly urban builds until the Light Rail Line starts a building crunch. Until then...sigh...

I wonder if they'd consider going up a few floors with the commercial area. They could even do rentals there to get around parking restrictions.

I drove past Dawn Victoria's Village West development on Plains Road today. Looks good. Definitely real brick, with neat window details and what looks like solid materials. Based on my research I'd say that Dawn Victoria is one of the better new home builders in the area. Can't wait for these.
