I had heard that the demolition at the Mansion Inn Apartments was set to start this week or next, but who knows now with everything going on. Anyone in midtown that could swing by on their daily sanity walk?

A daily walk definitely wouldn’t hurt but I’m afraid my sanity was gone a long time ago..

Unless contracts for labor and material have been secured I think two of these projects (the courthouse and bridge) might be shelved for the foreseeable future.

From the business journal today -

Quote:
So far, major construction projects set to break ground in upcoming months appear to be mostly on track, despite the rippling effects of COVID-19 shutdowns.
Both the first residential project in Sacramento's Railyards development and the 8-1/2 story residential and retail project 17 Central in Midtown Sacramento are still on track for summer starts, according to their developers.
"Construction is still moving forward on projects, although we are feeling a slowdown reaching inspectors," said Sara Lebastchi, development coordinator with D&S Development, which has both 17 Central and an industrial project in Rancho Cordova on its drawing boards. The firm is also wrapping up work on 1430 Q, another residential/retail project, at 15th and Q streets near Downtown Sacramento.
"We are looking at more 'virtual tour' options once the residential units are available to show," Lebastchi said.
In the Railyards, long-awaited vertical construction is still coming in 2020, said Denton Kelley, principal for ownership and development group Downtown Railyard Venture LLC, in an email.
"We are still moving forward with our first 345 units of mixed income to start construction this summer," he said, for a project planned for Railyards Boulevard and Sixth Street, also with ground-floor retail.
Kelley said a planned Kaiser Permanente medical center in the northwest corner of the Railyards is also still planned, though the exact timing was not clear.
At the Railyards' southern end, closer to Downtown Sacramento, another project is poised to start this summer. A spokesman for the state Judicial Council said a new Sacramento County courthouse, directly north of the existing federal courthouse at I and Fifth streets, is starting construction then.
"The new Sacramento courthouse project is currently in the architectural design-working drawings phase," said spokesman Blaine Corren in an email. "Construction is estimated to start in summer 2020, with an anticipated completion date of summer 2023."
As with many other construction projects, the courthouse is considered an essential infrastructure project, thus giving it clearance to proceed under Gov. Gavin Newsom's stay-in-place order earlier this month that curtailed most other business functions, or prompted them to switch to working from home.
That's generally applied to housing as well, allowing current and planned projects in the central city and the suburbs to proceed.
The timing of another anticipated project in the Railyards is also unclear. A new soccer stadium for Sacramento Republic FC, as part of its move to Major League Soccer in 2022, was supposed to start work in late spring or summer. But a team representative said only that the project is still on track to be completed before MLS play begins in two years.
The status of other notable projects is less certain. A message left with the state Department of General Services wasn't returned, asking about a planned state office campus at Richards Boulevard and Seventh Street in Sacramento's River District.

The only project that I could see being affected by covid19 is 301 CM. Everything else I would think would proceed.

I feel like the hotel projects (10K and Canopy by Hilton) could be in limbo or further delayed depending on how long these closures last. If no conventions or events in the city there won't be people visiting, thus no point in hotel construction.

There may be a possibility that the Republic entry gets pushed to 2023, if construction continues to be pushed back. First, groundbreaking on the stadium was for Spring, now they say Summer.

If they started work on those projects now, surely by the time they're completed society will be functional again. If not, then yikes.

They also use PPE and are relatively separated from each-other, so they can continue working.

Five-story project planned for former Tower Records site
By Ben van der Meer – Staff Writer, Sacramento Business Journal
April 15, 2020

https://www.bizjournals.com/sacramen..._news_headline

Quote:
Five stories of apartments and ground-floor commercial space is proposed for a former Tower Records and Tower Books location on Broadway.

The project on the southeast corner of Broadway and 16th Street would have 53 apartments and more than 14,000 square feet of what plans suggest would be retailers and restaurants.
  • Location is the former site of the Tower/Dimple Records & Tower Books stores.
  • There would be up to 5 retail spaces on the ground floor with patio seating.
  • There would also be a second-floor bar & restaurant with an outdoor bar.
  • A side of the building would have mural reproduction to copy what was on one of the buildings that was demolished early this year.
  • Architect is Williams + Paddon
  • Developer/Owner is John Gianulius of CORE Commercial Real Estate
  • The Developer admitted that due to the COVID-19 outbreak and the resulting economic effects of the economic shut-down, he is not sure whether this project will move forward

Looks good for the site.

Hopefully not too many projects will be affected long time.

Is it just me, or are these updated renderings of the forgotten Vanir Tower?

On the website it looks like some new renderings posted with some old info and renderings so not really clear on what this represents or indicates. Looks to be more than the initial 19 stories of office and retail that is still noted on the website.

Yeah, looks like they are recently released renderings. The upper floors seem to suggest either residential/hotel or both are part of the proposal that included offices.

Vanir did say they were gonna come back with a mixed-use version and that top section does look like residential balconies. I wonder how old these "new" renderings are.

I don't recall it ever being 19 floors? These images have been on their page for a while, before anyone start making predictions, keep an eye on the development tracker. This developer has not submitted anything to the city since May 2016 to then pull the plans. Paying some fees to the planning committee will show they are serious about going forward.

Don’t mean to add unneeded hype but Ben VanDerMeer recently posted on his twitter and shows on his computer screen an article about Vanir Tower when it was first proposed, perhaps the company is finally going to restart the project?

Anthem Properties submits plan for site near R Street Corridor
By Ben van der Meer – Staff Writer, Sacramento Business Journal
April 27, 2020
https://www.bizjournals.com/sacramen..._news_headline

Quote:
Canadian homebuilder and developer Anthem Properties is taking a swing at developing a spot near the R Street Corridor in Sacramento, one where previous attempts went nowhere.

The builder submitted plans this month for an eight-story, 137-unit project at 1500 S St., the southeast corner of 15th and S streets...
Project Drawing:

Current Site:

BASIC INFORMATION:
  • Developer: Anthem Properties
  • Location: 1500 S Street (southeast corner of 15th and S streets).
  • Housing units: 137 apartments ranging from 500 square foot studio to 1000 square foot 2-bedroom units.
  • Commercial/retail space: Approximately 8000 square feet total of retail/commercial space located on the ground floor. It would be divided into smaller spaces: between 1000 and 1500 square feet.
  • COVID-19: VP of Development for Anthem, Riaan De Beer, seems to be hopeful.
  • Timeline: Anthem is seeking approvals from the city by the end of 2020. They are looking to start construction by next spring. That very optimistic timeline would have the project completed by summer 2023.
  • Project cost: Anthem won't share the cost estimate.
  • Current site: Empty office building and a couple of homes that are not occupied.

Anthem is currently working on a project at the old Cathedral Square site. Called "Anthem Cathedral," it would be a 7-story building, with 153 units, at 1030 J Street. That project is scheduled for review next month, with demolition to begin this summer and construction to start this fall. Of course, this is probably a very tentative timeline.

Anthem, a Canadian company, seems to like Sacramento's central city. They are looking at doing projects along Sacramento's K and R street corridors.

Good filling in these areas in midtown outside of the main corridors.

Still don't like building a 7 story building on J Street.
