Another huge proposal for Bridgewater, in this week's local newspaper Lighthouse Now (only available as a PDF - behind a paywall):

https://lighthousenow.ca/papers/PB_20220309.pdf

Quote:
In May 2021, Marchand Developments acquired 15
hectares of undeveloped land, of which most of the
frontage is along Jubilee Road and Exhibition Drive, for
$950,000. The site is mostly field and forest land.
“We have super low vacancies and there’s a demand
for apartments outside of Halifax and more affordable
rents in beautiful areas like Bridgewater and Truro and
what not,” Marchand said.

In Bridgewater, his company proposes construction
of nine multi-unit buildings of at least five storeys in
height and containing 70 to 114 units each. The planned
work also includes establishment of nine townhouse
buildings. The total project is for nearly 900 housing
units.

“We know we need more housing, we know we need
more housing options,” Bridgewater’s mayor, David
Mitchell, said during a Feb. 28 council meeting where
council was briefed by planning staff about Marchand’s
development agreement application. “We’ll see where
this goes.”

A public meeting concerning the proposal is slated
for Mar. 9. Town engineering and planning officials are
reviewing the details of Marchand’s application before
civic politicians get a chance to decide if it will pass the
next part of the process before possible approval.
Information provided to the town shows the project
would be built in three phases with five buildings going
up during the first step of the work
This land is behind the Exhibition grounds, and would essentially be urban infill. 900 unites is huge, and this will take years to complete. This would be the single biggest development in Bridgewater since the Glen Allen subdivision (around the hospital), which was started in the 1980s and is still filling out. This will take the town to well over 10,000 people.

Two weeks, another was announced just outside of town limits in Cookville (near the Wal Mart development), in Lighthouse Now

https://lighthousenow.ca/papers/PB_20220223.pdf

Quote:
The Municipality of the District of Lunenburg
(MODL) is working to change planning regulations
related to land it owns at Osprey Village in Cookville
in order to facilitate an expected influx of more than
1,000 residents and 200 jobs there in the next five years.
Developers are lining up to build high-density housing and commercial projects in the area, according to
municipal planners.

“We’re getting a lot of development applications
right now. You should see my desk. There’s a pile of
applications for development. And we’re not talking
about a single detached dwelling, we’re talking about
multi-units. Like hundreds of units, ” Byung Jun
Kang, a planner with MODL told LighthouseNOW.

“It’s crazy. I’ve never seen this level of development, since, like 1971, when Michelin got built here,”
he added.

And it’s not just Osprey Village, according to Kang.
Hebbville and Dayspring are seeing a lot of development interest as well.
Since 2020, Osprey Village approved development
applications for housing with 160 units, while approval of a further 288 units are pending, and more is
expected in the next three years.
There is no high density residential in Cookville currently, so this will be a big change.

The Halifax boom sure is having its echos in nearby areas.

I read in the Bugle-Observer that the old Woodstock Middle School (which is more or less in the heart of town) is about to be sold for possible residential development.

That's not surprising. The middle school is in the heart of the main residential area, lots of churches and close to the downtown and easy access to Connell Road to get up to the grocery stores and mall.

I do hope they keep the park/tennis courts(guess they're b-ball courts now) intact and just put an apartment building on the school grounds. A 4-5 story apartment block would be nice there and the town can handle it. Since the corner is in a dip as well, it wouldn't feel much bigger than the school that's there now.

According to the T&T, there is a plan to essentially double the size of the wind farm on the Tantramar Marsh on the NS side of the border, by building an additional 12 turbines on the north side of the TCH.

These 12 turbines would be able to generate 60 MW of electrical power, enough to supply 16,000 homes.

If approved, construction would start in 2024, with the site commissioned in 2025.

Construction on Central Carleton Community Complex to start within months

This is a new Arena/community complex to replace the Hartland Arena.

Quote:
With $3.5 million in federal funds and $2.9 million from the province, Lee Patterson, Hartland councillor and long-time chair of the community complex funding committee, said he hopes to see shovels in the ground and construction underway within the next two months. He estimated construction would take approximately 18 months.

...

The complex, built behind the existing arena, will include an ice surface, a walking track, an exercise room, dressing rooms, and storage space for recreational and programming materials.

*Edit to add*

This is the news release for the new centre

I went to PEI for the weekend and on the way there noticed a brand new Needs/Shell/Robins right off the traffic circle in Port Elgin. Ever since I was about 10 years old I always thought that Port Elgin would be a perfect place for a Tim Hortons right at that same location. Looks like Robins beat them to it.

Anytime we have driven by this station going to and from the bridge there is always a few cars there. I am sure the Gas station closer to the bridge is not happy about this. it is a good looking station and traffic will only incrrease6 as the tourists arrive.

Yeah I feel like a gas station could have been built there after the bridge opened and it would have been a no brainer. I’m glad to see something finally open.

What part of PEI are you in? I’m from Summerside, and that’s where I’m visiting this weekend.

There's been a gas station in Port Elgin almost beside the traffic circle for decades, though it is almost out of sight of passing cars and has likely gone unnoticed by most, if not all, travellers through the area.
No Timmies there, and no Robins, but they do sell beer.

Previously there was a similar condo building proposed for this location and I think they even listed the units for sale but obviously that never went anywhere. I assume these will be rentals. Adds some much-needed housing for the town.

The A&W in Sussex has closed. I’m not at all surprised, when I lived there, it was rarely busy.

Looks like a big proposal for Woodstock, on Main street at the old Baptist Church location.

They are seeking a variance for a 75 unit mixed use building. 1,2.3 BR apartments with 2 commercial units on the bottom floor. Among other things they want the height to be up to 21m This would be a 6 story building, the first for the town I believe.

Judging from the FB groups there seems to be some grumbling for this, but I do hope it succeeds. It would be a good boon for the town.

(The document is supposedly on Woodstock's website but I can't seem to find it)

*Edit* Here is the proposal including some sketches and some renderings.

If passed and built, this will probably be one of the biggest buildings in the town, and certainly the tallest I think.

Not sure what I was expecting with that Woodstock proposal but eh - suburban style for the town's centre. 75 units is a decent amount for the town but this won't be urbanizing anything.

Something other than a Spitfire design might be nice, but as a ceiling breaker, I'll still take it. Currently I don't think there's anything in town over 3 stories, so a 6 story (7 counting the underground parking) is quite significant and hopefully will spur some more larger growth in the years to come. 75 new households in the downtown core isn't anything to sneeze at.

Now if they had an exterior more like this it would be incredible. That's an apartment building next to the Library that was renovated a few years back, replacing the worn out white siding with that beautiful grey/black/brick exterior.
