It is still in the works. It is in a budgeting phase with 100% DD coming soon.

It takes time to design a building. The architects presented to the Pearl District Neighborhood Association in January.

SD= Schematic Design
DD= Design Development
CD= Construction Documents

Project has been submitted for a Type III Design Review:

A mixed-use development with 381 for-rent residential units of varying sizes and 299 parking stalls below and above-grade. The project is planned as a combination of a Type IA high-rise building (20 stories) and a low-rise Type IIIA wood building (4-stories) sitting over a shared 3-story concrete podium. The ground floor will have active ground floor places, including a commercial space, a residential lobby and amenity spaces for residents, as well as walk-up residential units along the private extension of NW 12th Ave. The project is targeting a Gold Earth Advantage certification.

This was going to be the site of an Elliptical shaped tower that would have rivaled for tallest in area under the original buildout plan. It would have been a standout residential property. unfortunately, times change, and designs get scaled back due to cost. I hope the design team at least gets to use a lot of glass instead of panels in this project. This is a stand out location for the Pearl.

I believe that the height of the podium is included in the height of the tower.

the sliver of greens space abutting the railroad seems like more of a liability than an asset. I also wonder if projecting past the building line on 11th is a good idea. I'd much rather see project with a generous west setback and a zero lot line at the railroad

My educated guess is that they want as many of the residences as far away from the rails as possible because of the noise, and that's a bigger driving factor than the issues that might come with that green space.

Hey, can someone post some renderings of this one? I’m back and forth between Iraq and Lebanon right now with minimal wifi/data and for some reason I can’t open the BDS page. Thanks, even though “grey” doesn’t sound too exciting.

It's a fun grey.

This will be really cool when done though. Being in the Fields park will be cool surrounded by taller buildings. Except the train side, and even then you have the newly built Fremont tower.

Interesting I was just street viewing the area. I know Centennial Mills is likely to be demo'd. Any any development will be good. But man, that would be really cool to have it be redeveloped while maintaining the original structure. Would have a nice historical contrast to all the new glass (and um, grey) towers. At least from the vantage point of the Fields.

That sliver of green is a BES easement unfortunately, so they couldn't build up to the railroad line even if they wanted to.

I was finally able to open the document today. Looks fine considering the challenges of building on that lot. Curious if Hoyt’s next move is to develop the half-block at Raleigh/13th, which might cover up the Vibrant’s unfortunate party wall.
