Agreed. I think it's incredibly strange that we still have no idea what neither of these buildings will look like.

This developer has made significant investments in the South Loop area, including projects like Coveal, 1400 Wabash, 1720 S Michigan, 1333 Wabash, 1620 S Michigan, and VUE20. There are many similar design elements present in all of these projects. Based on the only released design for 1700 S Wabash, it seems unlikely that they will pivot from this trend.

Funny you mention that because as soon as I posted, I went on CMK's website lol.
And you are right, they definitely have a specific 'type' of building they develop..nothing spectacular, other than older projects from the early/mid 2000s, the Contemporaine perhaps being the best example.

It is actually 3 buildings, but 1 of them isn't a high rise - 9 stories tall. All together it's going to be around 300 new units and some ground floor retail space.

Dearborn & Ida B Wells

I was scrolling around on Prime Group's website today and noticed under their "Current Projects" tab, a development at Congress & Dearborn. Tried googling around to find more but couldn't. On it's webpage, it states

Does anyone know more about this? I wouldn't think this is an obsolete project, as all the projects listed under their current projects tab, are either under construction or on the verge.





Edit: for some reasons the images aren't imbedding. Renderings are awesome.

Looks like it'd replace the gas station (& the surface lot to the north), so yep, a block away. I actually like that location though. Adjacent to the Loop & Printers row.

I doubt most potential tenants would even realize there is a prison there. That stretch of Clark across from the prison is pretty sketch though, but Dearborn is fine in my experience... other than the eyesoar of a parking lot and gas station that this building would replace.

I'm really excited to see some movement on this. Hopefully it can extend the little pocket of nightlife that is Printer's Row a block further north. Now if only the lot at Dearborn and Harrison can also get something underway.

Wow, nice!

I've always hated that gas station on Congress, and have been waiting for *decades* for it to bite the dust. Glad to see some concrete plans to finally do so! The renderings look really slick, my only complaint is that the tower is set back from Congress. A super wide boulevard like that benefits aesthetically from tall buildings on each side, but I can understand that the developer wanted to take advantage of the view of the tree-filled plaza to the east of the federal prison building (instead of the lower floors looking directly into the ugly concrete parking garage to the west).

Hopefully this development helps spur the cleaning up of that stretch of south Clark, which is the last remnants of the old skid row in the area. If and when that happens, hopefully they can preserve some of those old mid block brick buildings.
