Maybe they are changing it up and starting with the Phase 3 tower first

The DTphx development activity report shows that Phase 2 is the 25 story building (which by looking at the renderings seems to be the building north of phase 1) and phase 3 is the 19 story building (to the East of phase 1).

The rendering posted above is out-of date and way off what is currently planned height-wise. The 308'ish phase 2 tower will be on the corner of Pierce and 3rd on the East side of the current Link Tower. Phase 3 will probably be the shorter tower of all 3 and will be where the former MariSol Credit Union building currently sits. I don't see them swapping phase 2 and 3 around. They already have most of the permits for phase 2 and probably have the design work pretty much done. I'm guessing they will just build these nearly concurrent starting phase 3 about midway after phase 2 starts. Let's not forget that fact finding means construction roughly 1-2 years out. I just hope they start phase 2 soon.

Nothing really newsworthy, just confirmation that Link has indeed opened.

A tidbit of news on the 2nd phase of Link...

The CPR permit (along with several other permits) has not been issued for 4th and Pierce for various reasons. However, the CPR has been deferred to the City Council meeting on Nov 6th (is it normal for a civil pavement permit to go to the city council?). Hopefully, we can find out a little more info as to what's holding up phase 2 at the meeting. They haven't posted the meeting agenda yet, so not sure what the meeting entails. Hopefully, a little more info comes out of the meeting.

Plant salvage permit was issued 2 days ago for whatever few palm trees they have left on the Link 2 lot. Also, the Final Plat is scheduled on this Monday's Council agenda. I'm thinking movement soon on Link phase 2. Would love to see this start before the New Year!

So what is that above the parking garage? Looks like some trees and a little astroturf?

Hydrant use permit approved yesterday for 4th and Pierce construction. Final plat is going to city council meeting today (I incorrectly stated Monday in previous post). This one should start moving fairly soon.

Here you all go. Link 2 renderings from my public records request. Ground floor will incorporate 2 retail/restaurant pads. I can't tell if there are no balconies, but doesn't appear to be. Also, not sure if the green parking garage cladding color is carrying over on the 2nd tower. Appears to not be.

Scaling up a project this late in the seemingly never-ending boom is equal parts surreal, joyous, and scary. Might explain why they had to fix the sidewalk back--resubmitting plans.
