Right... developers aren't spending tens of millions of dollars on properties and designs to give up and put a non-revenue producing park... I'm not sure what that dude is smoking

The agreement for the Spire was that the developer would re-hab/create DuSable park in exchange for the ramps. At the presentation last year the park was a prominent piece of the deal.

Hell no! You'd be missing out on some of the most amazing vantage points of the skyline if LSD was in a tunnel during that stretch. That includes views of this very project, and how it meets the lake and Chicago river. The experience along this stretch is part of why LSD is my favorite road to drive on. Way better than experiencing a dam tunnel.

^Bad for people in cars. Good for people out of cars. For me that's an easy decision every time.

the CTBUH seems to be under the impression that SOM towers aren't happening. More evidence of a major revision, or just the CTBUH being silly?

Yea this project not happening I could of sworn I read somewhere that they have until May 2020 to build something on that Land. I said last month that this will end up being a park and nothing more. If something gets build get ready for another 500ft-600ft building

they will, with all the lots filing in nearby and with other large proposals and towers that didn't exist when this was proposed, in the area I think you could expect something better than what was before this. We shall see in a few months what turns up....

Just saw this picture of the old render top floors. So skinny. The top penthouse has to be the top four floors.

Let's take a moment to remember some suggested designs:

A conceptual idea

Gensler's Gateway tower

Palma's low-carbon tower

TRA / Thomas Roszak

SOM / David Childs [current design]

STL

ZHA (right?)

I really love SOM's design. It's both really contemporary and classic. Plus all those setbacks will make for awesome terraces. It's a really creative way to do balconies without them looking like crap.

ZHA's design looks great too but it looks less fully thought out.

Well, the naked site is worth $50,000,000. We don't need to guess how many units the market expects to be built there, based on that sale price. It's simple algebra. And it's more than would fit in a short tower. If you see the the land change hands and the price drops significantly, then maybe your idea is a little more plausible. But I'd wait to make any dinner bets until that happens.
