The fastest growing counties (last I checked) were:
Cumberland
Lehigh
Lancaster
Dauphin
Chester
Philadelphia
York

But basically everything south and east of I81 is still growing. Other counties would include:
Adams
Berks
Bucks
Delaware
Northampton
Monroe

Maybe Pike and Wayne.

I think there are only 2 counties north or west of 81 that are growing...and they are Centre (State College) and Butler (Pittsburgh exurban county).

I disagree.

Those twins are a dime a dozen in Roxborough and this is Ridge Avenue, not some quiet side street.

Ridge needs and deserves more density.

There have been some brutalist low rise renderings in recent months. The increasingly "grungy" vibe of the city seems to be going back to the way I remember it as a kid.

It's a PARKING LOT!
As far as I'm concerned, all that center parking should be removed and this should have been a public green space.
Oh well. Better than before.
Not exactly inviting.
Some tables and chairs maybe?
Public art?

Two picnic benches and a useless metal canopy? Blah. They should have at least gone to parallel parking on one side of the street to give a little more semblance of a continuous plaza.

The canopy reminds me of the equally bland Passyunk Avenue gateway plaza project on the small triangular parcel where Passyunk Ave meets Broad.

i agree with original post, this is progress only in terms of more people living on the same size lot. Other than that is a loss. These new buildings are generic and new doesn't automatically equate to a better neighborhood aethestic. Not sure that I agree every busy street in philadelphia "deserves" to be lined with these modern boxes. I'm much more in favor of development going on vacant lots and parking lots.

What a missed opportunity. 2nd Street should have had cobblestones on both sides, just like it does a block north at the headhouse/shambles. Parking should have been eliminated or been reduced to parallel parking for an expanded plaza. It's not exactly groundbreaking but Fells Point in Baltimore has a great example of how simple the solution is.



Why are there barely any trees?! The biggest success of any park is mature trees. It's why Rittenhouse and Wash Sq are amazing and Love Park is sterile now. There's no above head power lines here so it's especially weird.

Nooooo see you have to understand the metal canopys are still waiting on the $1500.00 tarps that will go over them and create great shade!

a lot of thought was put into these designs this is the best work I've seen in the cities most bustling area!!!!!!!!!!!

To each his own.

I like the new design.

Every busy street deserves density. I made no comment about the design in my OP, though I happen to like this one.
