All I really want for phase 2 is to have retail adjacent to Ponce. We really need to improve the pedestrian experience in this area along the street.

I think Green's is a separate property (with plans to renovate/expand), so I don't know how feasible that is. Maybe they could rework the driveway entrance and get a small bit of frontage?

I was hoping they'd buy the parking to the east of Ford Factory. You're right that New City owns only a sliver to the west of Greens. I'd okay with it if Green's sold out here with the caveat they'd be included in the new development. I don't see them wanting to rent retail space though, considering they own the existing property.

I had heard several years ago from people working at Jamestown that the original plan was to purchase Green's but Green's was asking for some ungodly figure and wouldn't budge.

I had also heard that an agreement was worked out with Ford Factory owners that would gut the apartments and turn it into luxury lofts. Haven't heard anything on this in a while, wonder if it all went up in smoke or if its still in play.

Anyone have any color on these rumors?

I like its placement on the lot and relationship to the aquarium. I'm surprised that whole block north (NW) of it hasn't been developed nicely by now. I suspect it's coming before too long though. I'm also surprised that we haven't heard anything about the Times Sq South project on Marietta.

Is that a construction fence around far North block?

I noticed that fencing - it looked like it was a staging area for the nearby work.

Possibly. Although it's been like that for 3 or 4 years now.

There is a construction trailer on that site which appears to be for the Hyatt place hotel. Also the Aquarium has already started work on its expansion.

I know the Cornerstone Medical Office is pretty much dead. I spoke with the guys that work at the liquor store where it would have been built and they said that it was a total mess and they didn't expect to be vacating anytime soon.

Downtowners have spotted people in hard hats doing stuff in the long-abandoned Medical Arts Building! Looks like the renovation that was promised a year and a half ago is finally underway.
