I really want some development in that lot. Filling that lot of land up and hopefully the Thunderbird Legacy building falls through will really push downtown forward. I honestly believe those two projects will push development towards the warehouse district.
It is just a Fact Finding though, which comes before Pre-Application and Preliminary Site Plan Approval before it even starts into Permitting, so there is a long way to go on this one apparently..... but progress is still progress!

I know the first pre-app expired but this looks like another pre-app (PAPP-2013702), right? Based on my limited knowledge of the pre-app sequence number the first two letters are the year of the pre-app filing. Also, when you click on the pre-app (it is blank, I know) but the printed date on the bottom left corner of the first page says September 17, 2020 and I believe I’ve seen pre-apps before that were blank but later populated with information or if there was a previous pre-app that expired, the second pre-app is blank because it is the same pre-app information as the first one, just showing that they paid the fees again. I also noticed the project fees total for this project went up by over $1000. Does this mean anything? I’m not too familiar with these but thought I’d point it out.

Not sure on this one. I hate when they blank them out like that. Then we can't see the submission dates on it.
They submitted a Fact Finding in June 2020 too, plus with the new pre-app, it appears they are starting over. Normally you wouldn't have to go back to Fact Finding after an expiration unless the plans changed quite a bit. Look forward to see the updated plans!

There aren't any renderings of the proposed tower, but the specs call for a 350' tower. Curiously, the lot max height is stated to be a 500' which I did not think was allowable on the South side of Jefferson? South of Barrister would be an additional building at 3 floors that looks like it will be designed to look similar to Barrister. Architect will be CCBG, so I expect something good to come from them for the tower.

Love the height on the tower but underwhelmed on the additional building only being 3 stories on the Central Ave side. It should at least match the height on the Barrister building (6-stories) but at least this project is still alive!
Agreed, thanks Crested! I really like the look of the townhomes, and they add another layer of street activation that is not common in Phoenix unlike many other cities with street after street of row homes. I think the juxtaposition of the historic looking row homes and actual historic building against the more modern? looking tower will be really nice!
