Pace University to Fully Occupy SL Green’s New Beekman Street Development:
Pace University will take over the entire 220,000-square-foot building, which will be known as 15 Beekman Street, to add classrooms, dorms, a library and a learning center.

The college acquired a 30-year leasehold condominium for the entire 215,000-square-foot development at 126-132 Nassau Street, which will be known as 15 Beekman Street, to add classrooms, dorms, a library, a dining facility and a learning center to its downtown campus, according to Newmark Knight Frank, which represented Pace in the deal. The new building is adjacent to Pace’s property at 41 Park Row.

Spokespeople for NKF and SL Green declined to provide the price Pace paid to acquire the leasehold.

On Monday, SL Green announced that it entered into a 99-year ground lease for 126-132 Nassau Street with plans to demolish the existing 98,412-square-foot office building on the site and build a new as-of-right tower. The developer said it already secured a tenant for the entire property, but did not say who it was.

“Lower Manhattan has become a global destination, serving as a hub of commercial, residential and retail activity, and we’re confident this development will build upon the momentum that downtown continues to enjoy,” Brett Herschenfeld, a managing director of SL Green, said in a statement on Monday.

Pace plans to essentially replace its 50-year-old tower at One Pace Plaza East — which it said needs “extensive renovations and upgrades” — with the 15 Beekman Street property and sell the unused development rights of One Pace Plaza East, according to its website.

NKF’s David Falk and Kyle Ciminelli represented Pace in the deal.

The 15 Beekman Street development will be the third property SL Green built for Pace in the neighborhood. The developer previously built dorm buildings at 33 Beekman Street in 2015 and 180 Broadway in 2013, as CO previously reported.

Apparently Pace wants to demolish not only the Dunkin' Donuts building pictured in the article (good riddance), but also the building next door on Beekman street which is a 1892 building by McKim-Mead-White!!

I am not sure if this is true, but I saw this on Facebook:

That really sucks DICK Cheney. It adds insult to injury that the horrific POS at Pace Plaza West that we're all stuck seeing isn't going away any time soon.

Demolition permits were filed in April of this year. An estimated completion date has not been announced.

Oof, this one's pretty bad. The original wasn't anything to write home about, but the redesign is just plain bad. Gene Kaufman can do better (and worse!) that this. And while the building on the corner isn't much of a loss, the 14-story mid-block beaux arts building was much better than what is going up now.

I think it looks fine. It has a sort of 50s/60s nod to it I actually kinda like. Its simple. Looks high quality.

aww, this was a solid and well used building, if nothing special.

i guess it's wait and see for the new one and hope for quality materials.

the design is ok, but unfortunately i would be surprised if it comes out nice, because even in the render you can see its on the cheap.

Pace University demolished a McKim, Mead & White was for this crap, what a shame (and par for the course for Pace University - RIP Tribune Building).

Yeah this doesn’t look hideous like most new towers in this area do. So a reluctant and somewhat melancholy thumbs up for me.

Hopefully, the crappy corner of Nassau and Ann will be redeveloped too. I’d gladly take a glass box over the crap that’s there.

There are three crappy corners on Nassau and Ann.
The Bennett Building on the west corner is beautiful I think.

I agree re: Bennet. It's spectacular. The old office build across from it on the west side of Nassau is also decent, as is the CVS. I'm talking about the one-story POS that's been vacant for as long as I can remember and the vacant, two-story POS next to it on Ann.
