i wonder what's up with that glassy modern building shown in the second rendering of the medical arts hotel - is that going to be a phase two?

Hopefully they will wait until after 'the Stitch' finalizes before deciding how to redevelop that parking garage. Certainly that early 1900's parking garage cannot support a building over the top. Any capping of the highway would require that parking structure be demolished in order to cap the highway. This is probably why they are deciding to 'freshen up' the existing garbage because they know it will likely be demolished in the next 10-15 years as plans for the area emerge.

No, the office component was turned into low rise retail. The Beltline facing retail is certainly a lost opportunity

I'd argue that this is neither transcendent, nor a disaster. The retail facing the Beltline and Memorial does it's job to buffer the parking deck from pedestrians. A grocery store and small restaurants should do nothing but activate the area. My section of the Beltline is great, but backs up to a retention pond and the service entrance of Home Depot. I'd love to have a walk up Publix.

Still don't understand why the residential backs up to the highway. Now THAT is a missed opportunity.

I've been wondering about this myself. It seems like it would've been more desirable to put the backs of the grocery store and movie theater along the interstate since they're both just solid boxes.

Notice how the rendering of Hampton Inn is always from the south side? Probably because the north side is a huge blank wall. It looks terrible.

Looks like they built to the lot line though. Zoning I believe restricts window surface area the closer you approach the lot line. Ala the architect for Azure said they had to make that ugly backend of the building because limitations on how much window surface area they could have being so close to the lot line.

That needs to be changed yesterday. I hope that's something Tim Keane is looking at.

It truly is just awful. However, maybe they anticipate another development built on that side? Also amazing how they cheapened the materials on this.... SMH

It's to prevent fires from spreading from one building to another. It's not going to change any time soon.
