Came across this today (great lighting on these pics)
I've been anticipating for months an update on this thread as the project was nearing completion or maybe is completed.
I started thinking mcminsen bailed out or went Awol on us.

Wouldn't call it an integration when there is absolutely none. Podium is ugly af while the tower part looks great. Still a good result but could have been so much better.

podium is for office use and they aren't getting any AAA rent so I completely understand from an economic perspective

I absolutely concur!

Also we are lucky that the architect had the foresight to put an angle on the facade on W. Georgia, such that when you approach from Stanley Park you won't be able to see the dumbed-down schizo portion on the tower. The City has a knack of forcing architects to split up the appearance of the facades, thus creating a mess, and different from the Arch's original vision. I'm afraid the tower at Emily Barnes Park will be one such example.

Great shots!

I like the marble, except maybe on the canopy.
It looks a bit more refined than at The Charleson.

Also seems that they did a better job of addressing the front door on the grade along Cardero than Vancouver House did with its front door and grade (although part of the Cardero's solution was a flower bed and wall).

Nice photos but there is absolutely no privacy on those balconies. Better hope for some nice nextdoor neighbors. Also, reality of those photos is filled with 24/7 traffic noise.

I have seen some units on Craigslist renting for ridiculous prices. The units themselves look quite meh to me.

For me on balcony privacy, it's just trying to avoid the small talk when I am seen. It goes both ways, I can be a little chatty sometimes
For the sounds of traffic, sirens and pedestrians (shopping cart pushers) don't mind at all, with a choice I'd choose to live on a lower floor facing the street (i'm a full on urbanite).

To each their own but I wouldn't want to see my neighbor or be seen while chilling on my balcony. And that chilling will be hard to do with constant traffic noise. I live quite a bit higher than this building and even up here the noise of cars and trucks breaking and accelerating for a nearby intersection is really annoying and makes our otherwise really nice and huge balcony not that nice place to spend time on.

I hear you...The first few nights not much sleep, then got use to it, now i sleep through it, sirens, supercars speeding on the bridge ect.
Oddly one sound will break my sleep, that of a loud human voice, must be a primeval mechanisms.
