Development creating issue in Stratford

The Guardian

STRATFORD, P.E.I. — While the Town of Stratford's rise in housing developments may not seem like a bad problem to have, it's resulted in an issue that the town is addressing......
......."Basically, what's happening is that there's so much development, final grading of sites are starting to infill a little bit more," she said. "That final grading between houses, especially when you're on a hill, is getting a little more difficult when you're fitting those last couple houses in."

Starbucks is struggling because they severely limited the seating capacity due to Covid-19. Local café Kettle Black has done reasonable measures against Covid, and that place is always busy.

The local coffee shops downtown are doing well because that’s where the locals go. Starbucks on Queen Street was heavily supported by American cruise ship passengers, and people who travel downtown to work in the area. Starbucks was built around the concept of it being peoples’ “third place” after home and the office. Well, COVID killed the cruise ship business, and peoples’ homes have become their first, second, and third place.

I’m not sad to see them go because I’d rather see downtown filled with local businesses. Nothing about Starbucks is local, and does absolutely nothing to promote the Island.

When cruise ships return, passengers will have a chance to try coffee that’s roasted on the Island. They’ll probably bring a bag home with them. We’ll be better off.

West Royalty Suites Update

There might be a delay with the supply of the finished panels due to Covid. It was yesterday that this photo was taken and there were crews working to install the panels.

New hope for Simmons Arena as 3rd ice service at UPEI deemed not feasible

CARI board says too many obstacles to make 3rd ice pad physically and financially worthwhile.....

.......Board chair Shawn Murphy said district heating infrastructure would have to be re-routed, the main electrical grid servicing the university would have to be looped around the perimeter road, and the expansion would require additional parking to meet the city's parking bylaw. Murphy said it would have added up to $6 million to the cost of the project......

“That the request to consolidate a portion of the property along Trainor
Street (PID #388199) with 18 Trainor Street (PID #889873), be approved,

84-unit apartment building proposed for downtown Charlottetown

CBC PEI NEWS

A P.E.I. developer is hoping to build a new six-storey apartment building in downtown Charlottetown.....
.....the building would go across from The Guardian newspaper building, in a parking lot near the Polyclinic.

I would have hoped for a few more floors!! Maybe eight at least! I was
thinking the other day the lot would be a good location for an apartment building.

I’ve thought that would be a good location for a building for a while, I actually thought it would be beneficial if Lawton’s were to move to a location right on the corner and if the Polyclinic was revamped, and if a parking garage was built behind the building.

I used to live there! From 1968-1976 I lived in an old three storey duplex in that very spot. It was torn down many year ago.

Sadly, this will probably never be built, and will get added to the list of proposed buildings that don’t make it off the drawing table.

Large IRAC appeal against the Sherwood Crossings development

Here is the document submitted by dittzies against the Sherwood Crossings development. A development that needs to be built to support the growing population. I can't get over their selfishness. A lot of people don't have a place to live. This delay could put this development well into 2022 before a decision is made.
What a waste of time and money!!!

PEI needs to get rid of IRAC’s jurisdiction within municipal boundaries. They’ve done nothing but cause grief for the city of Charlottetown. At least pass a law that says when it comes to appealing the construction of a building that they must appeal directly to the municipality and that they have the final say. In NS & NB there isn’t this kind of foolishness and there shouldn’t be on PEI either.

Not sure who he is but betcha he doesn't live in the city!! The appeal against the UPEI residence was appealed by a resident in Marshfield who was an alumnus. Thankfully that was overturned.
How can one person tie up one project and cause such expense and impact the economy so much?!
We must push the government to get rid of IRAC's decisions on development.
