New Mixed-Use project proposed at Perry Ln & Rio Salado removing a current junk yard with a 6-story apartment project. No details on how many units but will have ground floor retail. There is another similar podium style project next door that will be submitted soon as well.

That whole south side of Rio Salado between the 101 & McClintock will be transformed soon.

I found a retail brochure (click download brochure) for Novus that has a master plan for the build out on the Rural corridor. Includes renderings for 700 Novus Pl and projected delivery dates for many of the projects. Not sure what happened with planning as the current apartment going up was supposed to be Q1 2024 and the highrise next to 777 was slated Q3 2023 which is still just dirt.

They've been moving dirt and attending to the existing depot building. I'm not sure when we'll see digging/vertical but I would assume by the end of year around when it cools down we should see it ramp up.

From a redevelopment standpoint, I haven't seen anything, and there's no transfer of ownership of the property on public records yet. The lot is only about 3/4 acre, so hard to say what they would do there. But could be interesting if they could assemble it with the Chevron and/or Someburros.

Not sure this was mention previous but there is a development called Rio Yards that is already up to the 3rd floor on one of the buildings north of SRP. I found the below video on it.

New projects

1. Noticed that a preliminary site plan review has been submitted and approved for a mixed-use high rise project located at 704 S College Ave (old ASU Bookstore). No details yet but should see some more details here soon.

2. Another preliminary site plan review was submitted for a mixed use project located at 955 e university drive. It says commercial and residential tower. Would be great to get more density and height at this corner

Nostalgia aside, a tower in this intersection is pretty amazing.

Preliminary site plan review approved for a new mixed-use project called "Gilbert Drive Apartments" located at 1043 e curry rd. I believe this would replace the car lot but by its name may extend from curry rd down to gilbert drive.

Preliminary site plan review for a new high-rise mixed use development was submitted for the wells fargo at Mill/University. I remember a few weeks back us hoping that would get redeveloped next to shady park... I wonder with all the noise issues shady park will be part of this development?

Two new high rises in one day, plus the continued redevelopment of the Fruitland Farms eyesore? Man, Tempe is on fire.
