3rd & Front - Coeur D' Alene

New residential tower planned for downtown CDA w/3000 sf of retail at the base. 60 condos, reaching to 199' tall and 215' to top of the HVAC cooling towers at the top. Looks like a good addition!

I saw this a few days ago and was going to post but you beat me to it. The Cd'A Press also had an article in today's paper. The design passed the Cd'A Design Review Commission by a vote of 5-0. It will not have to be approved by the Planning and Zoning Commission or the City Council (but it could be subject to a lawsuit...not likely, just throwing that out there).

I have a high degree of confidence that this project will move forward quickly. The developer has money and is from here and the architect has designed 2 of the city's 6 skyscrapers, so there is local knowledge and connections involved. The name of the project is "The Thomas George" which is the developer's name (Thomas G. Anderl). It will be 199'/217' including the cooling tower.

That's a lot better info! Nice looking building - the exterior cladding/glazing are well chosen. The views of McEuen Park, downtown and the lake from there will be great. I'd love to get one of those condos - but I'm sure it'll be many times my budget haha....great to lose that big empty parking lot after so many years.

thanks for keeping us up to speed on CdA projects, Jim.

honestly, this is the kind of project i wanted to see in the Central Addition and West End neighborhoods in Boise instead of a sea of midrises.

oh well. there's still hope for the West End. glad to see CdA is doing it right.

The first 5 real estate listings for the upcoming Thomas George building are now live. As expected, the units are expensive. Not too many locals can afford $1.68 million (2 bed 2 bath on the 11th floor) - $2.34 million (2 bed 2.5 bath on the 16th floor), nor do many people want a 1 bed 1 bath unit on the 4th floor for just under $800,000 but I don't doubt that these units will all sell fairly quickly.

Apparently I-90 widening is happening here in North Idaho. I thought it was still waiting for funding but, according to this article, construction will begin next summer.

To be clear, this construction is for one 5 mile section, between State Hwy. 41 on the east side of Post Falls through part of Coeur d'Alene, ending at U.S. Hwy. 95. It is expected to last for 3 years and will cost between $180-200 million. Lanes will double, from 2 lanes in each direction to 4 lanes in each direction.

The rest of the I-90 corridor in the heart of North Idaho, another 11 miles, includes the sections from the Washington state line through all of Post Falls to State Hwy. 41 as well as a short stretch from U.S. Hwy. 95 to Sherman Avenue in Coeur d'Alene. From previous things I have read, both of those sections are being planned for an addition lane in each direction (currently 2 lanes, going up to 3 lanes each way). Also needed will be bridge widening and lengthening existing interchange on- and off-ramps. The rest of this project is expected to cost ~$1 billion and will take 10-20 years to build. A truly massive project for this area!

Note that this widening project is separate from the State Hwy. 41/I-90 interchange project currently under construction in Post Falls. Work on that project started last year and will end in 2025. It's a $78 million project.

Last week, The Hagadone Corporation announced plans for a Coeur d'Alene Resort addition...A second tower was proposed, rising in a tiered 15 story structure. If completed, this would be the 6th building in town at 14+ floors.

There will be 139 hotel rooms (the current building has 338 so the complex will have a total of 477 rooms), a restaurant with a rooftop lounge, parking for 80 vehicles, and retail/commercial spaces in this building. It will be located diagonally from where the current building sits, between First and Second Streets along Sherman Avenue.

The preliminary plan was just filed with the city of Coeur d'Alene. The goal is to begin work on it in early 2025 with scheduled completion in May 2027. Note that an addition to the Resort has been proposed twice in the past, most recently in 2015 (although both of the previous proposals were in different locations...on top of the current Coeur d'Alene Resort Plaza Shops, which is across the skywalk from the current tower). I don't give this proposal a 100% shot of going through, although I think it is more likely than not to happen. Previously, plans were pulled due to worsening economic conditions and because of signals from the city of Coeur d'Alene that plan approval might not happen.

As always, there are horrible renderings! And, as always, the new tower will look just like the current one, design-wise.
