as someone interested in buying a condo in downtown portland, i feel like the options are pretty limited.. I'd be happy to see some new residential towers go up for the for-sale market.

Actually, we can't - that's block 2 in the drawing; block 1 (Cyan) is mostly obscured by trees.

It was a beautiful gas station not too many years ago (2005?).

This is a depressing thread.

The Oak Tower stands out IMO as the greatest missed opportunity of recent times, tanked by Randy Leonard on one of his misguided personal crusades. One Waterfront Place, too. Also, what about the Manhattan? That tower was slated to go on a lot just west of 405, once one of Joe Weston's proposed projects along with the Cosmopolitan...

Yeah.... I know a gas station isn't exactly a wondrous use of a quarter block downtown, but having nothing at all there now is worse. It's such a shame that lot plus the surface parking lot next to it can't be combined and developed. Well, they could be, if the parking lot were sold... but I'm not betting on that happening any time soon.

No, not in the rendering, I was referring to when you are going down 4th Ave, you can see the difference in materials used on the side of the building. One type looks more high quality and the other looks like a lower quality, which happened right around the time it went from condos to apartments.

Morrison Tower

Does anyone have a drawing of what the Morrison Tower would had looked like had it been built? I looked all over the internet and found nothing. You would think that it would not be too hard to find considering it would had been a major project and from what I can gather had been in the planning stages for many years.

I was working downtown during that time and seem to remember some talk about it. Anything would had been better than the ODS tower which just cries out 'bland' and stumpy. Thanks in advance.

How many years? One more since I made that comment. Sigh.

I really like the Oak Tower, but I am happy it wasn't built based on the conditions to get the property for that lot. Hopefully one day we will see a similar tower rise up there and on the quarter block parking lot across from it.

What exactly are the conditions you were opposed to?

Most likely this:

Quote:
.... council asked for an audit of one of PDC’s land deals. The agency bought the parcel of land at SW 3rd and Oak in 2002 for $850,000, and then spent a half million dollars upgrading it. But, somehow, the land was subsequently appraised at NEGATIVE $2.7 million. (I’m no accountant, but that looks like a pretty awful rate of return on an investment.)

Since the land was actually worth negative dollars, PDC was going to enter into an agreement to simply hand the property over to a condo developer but then—whoa!—the land was appraised again at $1.86 million.
On a different note could I make a gentle suggestion that should any of the projects we currently have threads on not wind up being built that we not merge the threads into this one? I notice that most of this thread is discussion about the Sustainability Center, and it's a bit of shame that we no longer have a thread dedicated to it should anyone ever be looking for it.

Unfortunately the forum was never upgraded to allow better stacking and searchability of threads as was once rumored, but yes, after the SSP Portland corner was significantly cleaned up due to inactive moderation, the major Portland project threads will live on forever. Hopefully if this forum is ever updated we can break back out certain threads, or at least be able to more efficiently search.

South Waterfront Block 42

Design Commission Decision [PDF], rendered in June of 2008. It never stood a chance.
