70-Story Ora By Casa Tua Tower Announced For Brickell

Plans have just been announced for a 70-story tower in Brickell called Ora.

Developer Edgardo DeFortuna told The Real Deal that the project will have around 460 residential units.

The tower will be built at at 1210 Brickell Avenue by developer Fortune International Group, with multiple restaurants, a market, and rooftop lounge by Casa Tua.

Short term rentals will be allowed.

MIAMI, FLORIDA – DEC. 16, 2022 – Fortune International Group (Fortune), a real estate leader in developing, funding, construction management sales and marketing and led by the visionary founder, Edgardo Defortuna, today announced they are collaborating with hospitality brand, Casa Tua, to curate and program its newest high-rise, mixed-use development located at 1210 Brickell Avenue in Miami’s Brickell neighborhood.

The building, ORA is the first branded residence for Casa Tua, the renowned, heartfelt brand and exclusive members’ only club which has gathered friends in their properties in Miami and then Aspen and Paris for over two decades and soon to launch in The Surrey, A Corinthia Hotel in Manhattan 2023.

“ORA will serve as a unique residential development in a premier location, at the best corner in the Brickell neighborhood,” said Mr. Defortuna. “We look forward to working alongside the Casa Tua brand to curate a sophisticated experience that will create a community for its residents and Brickell. ORA will become the city’s most exciting amenity.”

ORA by Casa Tua will have (and not limited to):

● Two new restaurant concepts by Casa Tua

● A gourmet market by Casa Tua

● A rooftop lounge – with resort-style offerings including a pool, sky lounge and bar; show kitchen, private event space and – curated by Casa Tua.

● An abundance of nature and lush landscaping infused into the design of the building, including full floors of floating gardens overlooking the city views.

● An entertainment lounge

● Fitness and wellness center

Reservations for the short-term rental residences – which range from 500-square-foot, studios to 2,400-square foot, four-bedroom homes – will launch in January 2023. Pricing will start at $800,000.

Revealed: 930-Foot Tower Proposed At 1210 Brickell Avenue

Plans have been filed with Miami City Planners for the 76-story Ora by Casa Tua tower at 1210 Brickell Avenue.

A 7-story parking garage will be demolished to make way for the new tower. A 20-story office building on the site will remain.

The new tower is proposed to rise 930 feet, short of supertall status (supertalls are defined as being 300 meters, or 984 feet).

The new development is proposed to include:

540 residential units
53,841 square feet of office
24,260 square feet of commercial
955 car parking spaces, and 1,980 bike parking spaces
There will be three basement levels with subterranean parking. There will also be around 10 floors of above-ground garage parking (around 206 spaces are needed for the existing office building under zoning rules). The car parking space quotas required by zoning are being reduced through an exchange for bike spaces.

Commercial space will be located on levels 1, mezzanine, 9, 10, and 75.

Amenity areas will be located on levels 9, 10, 11, 43, 44, and 76. Pools will be located on levels 9 and 75.

Residential will be located on levels 12 through 42, and 45 through 74. Office is planned on levels 2 through 8.

A sky garden is planned on level 44, with additional landscaping on level 75.

Planters with hanging landscaping are planned on the office levels. Garage screening is planned through the use of perforated metal stamped with an image.

Arquitectonica is the architect. Fortune International is the developer

This is a monster. In my opinion, the office portion below helps make the large tower block above more palatable.

Love the office floors at the base, but the tower is just ho-hum. Could be decent with quality materials, though.

40% sold, sales began a few months ago. This is moving fast because it allows for short-term rentals.
