Chetrit Wants To Build Four 60-Story Riverfront Towers, Marina

In the shadow of I-95, a developer plans to build four 60-story towers on the Miami River to include a marina, hotel and 1,449 condo units.

The ambitious plan was reviewed May 14 by the Urban Infill & Greenways Subcommittee of the Miami River Commission.

Miami Riverwalk’s towers would cluster the condos and 300 hotel rooms on about 6.5 acres. The plan also calls for retail and office uses, a riverfront restaurant, public riverwalk and other dedicated green space, a small marina and parking garages.

The project is planned for a three-block area bordered by the river, Southwest Seventh Street, Southwest Third Avenue and Southwest Second Avenue.

Committee Chairman Jim Murley was pleased by the presentation on the project, including several renderings of the planned towers, but said he didn’t feel the time was right for an advisory vote to the full river commission.

The developer, New York-based Chetrit Group, had just hired a landscape architect and a firm to evaluate the need for a new seawall, so there was design work yet to be done, the committee learned.

The committee may review a more detailed plan in late June, with a river commission review possible July 7.

I don't think many in SSP share the same enthusiasm for Miami as I do NyGuy , exception of a few. I've made several threads for projects that put to shame other developments in most cities. Miami is a underrated powerhouse. Its becoming a true skyscrapercity.

Most noticeably, Paraiso Bay mega project which will compromise 6 towers (All in the 400-600 ft range). Next, Miami World Trade Center which will comprise of a soccer stadium, along with a huge complex on the portside. We then have City Centre which included numerous towers and a supertall in phase 2. Lastly, the biggest of them all, World Center which is 30 acres of a brand new CBD essentially. All of these projects are happening at full steam, are approved, and are slowly becoming reality along with the numerous 600 ft+ towers going up all over Brickell, Edgewater, and in the surrounding neighborhoods.

Condo developer buys Finnegan’s bar on Miami River

A company led by New York developer Meyer Chetrit acquired the Finnegan’s bar property on the Miami River for $11.5 million and plans to build a condo there.

Ocean Drive Clevelander, led by Anthony Karpawich, sold the 39,495-square-foot property at 401 S.W. Third Ave. to CG Miami River, led by Chertrit. The 10,871-square-foot bar includes a pool along the river, but perhaps not for much longer.

According to a Miami Today story in May, Chetrit Group submitted plans to the Miami River Commission for four 60-story condo towers with a total of 1,449 units, plus a marina and hotel.
In June, CG Miami River paid $4.6 million to Bachelor Foods for a 14,866-square-foot site at 621 S.W. Third Ave.

Given the distance between the Bachelor Foods property and the bar site along the river, it looks like Chetrit has a handful of acquisitions to close before he assembles this site.

I wish we had more accurate renderings. The ones posted above do not give scale to the project. Maybe its just a perspective issue but they do not look 60 floors each. This one has been covertly occurring. Hopefully good ones will be revealed in the coming weeks to show off the true scale. Its a large project with over a 1400 units.

Some extra info that comes along with this project in terms of general improvements:

So this project could theoretically become denser as a result. As of now, 4x60 floor towers and a total of 1,749 units; 300 of those are hotel units.

Total for the 4 towers comes to 1762 residences, 246 hotel rooms, 180,000 square feet of retail space, and 135,000 square feet of office space.

When all of the projects in preparation start to rise and finish, and the proposed towers which gained approval also are u/c, these towers will gain the rank of the 12,13,14 and 15th tallest in Miami. By 2020, if all goes well, Miami will have 11 towers over 750 ft and 3 supertalls.

* And thats assuming more aren't proposed and built by then having a height greater than 750 ft.

Chetrit’s Massive Miami River Project Ready For Commission Review

In order to make the 9-acre minimum, the developer and city plan a public-private partnership that would include a portion of adjacent Marti Park. As owner of the park, the city is a co-applicant for the Special Area Plan.

“We are very excited about this partnership,” Parks Director Stan Motley told the river commission. He said he hopes the development and the riverwalk leading straight into Marti Park will give the park “the publicity we’ve hoped for” and encourage more people to use the park.

Mr. Motley said the riverwalk will bring “a sense of community” to the area.

In consideration for increased density and other items, the developer plans $22 million in improvements or cash payments as a public benefit portion of the project.

River commission members had mostly positive comments about the project, but many expressed a strong desire to see the riverwalk built right away. As now proposed, the riverwalk is in phase two.

Chetrit Preparing Miami River Project For Review By UDRB

4-Million Square Foot Miami River Project Set For Board Review, Roman & Williams Doing Interior Design

Thanks for the update Chris!

This project is really cool and its pretty crazy how much development is going on in Miami. I visited a few months ago and it was really something I hadn't seen before...there was a massive construction site on basically every block with sales offices scattered all over the place. The atmosphere was really awesome. It was just SO lively because of all of the developments.

Chetrit’s Miami River Project Gets FAA Approval
