What other things could be built around there? I could see this area certainly exploding with the demand in NW Austin and the Cedar Park/Leander area.

All of that is spot on. There's a ton of scrubby undeveloped ranch(?)land in between the red line and Parmer and 45 and Avery Ranch Rd. At one point I wondered if this was part of Robinson Ranch (hence why it would be so untouched) but it's not contiguous, and clearly it's its own thing on a map.
All of that is to say that yes, more density here would make sense. Especially housing, but clearly as these hospitals develop (along with Dell Children's which is on the north side of Lakeline) there'll be some demand for medical offices.
Part of me wonders what will happen with Lakeline Mall as attitudes about retail continue to change. I'm not sure it will go away completely, but IMO it will have to reconsider its huge parking lots and satellite big box stores. The whole complex has a really huge footprint, and much of it is parking.
