GREENVILLE, SC | Development Throwdown

How did I end up here? I'm scared.

Let's get this party started.




Up first is $1.1 BILLION mixed use development announced for downtown Greenville. Partners include RocaPoint Partners, Georgetown Company (yes...THAT Georgetown Company), Foster & Partners (Apple mothership architect) Greenville County, City of Greenville, KDS Commercial Properties, Wakefield Beasley & Associates and more. Included will be 3.5 million square feet of new Class A office, retail, hotel, residential, and public space and will include a new $65 million, 250,000 square foot County Square administration building. Once completed, the project is expected to generate annual business revenues of more than $560 million. Here are some numbers:
-County building: 250,000 square feet
-Office: 1,120,000 square feet
-Residential: 1,500 units with 1,655,000 square feet
-Retail: 123,000 square feet
-Restaurant: 40,000 square feet
-Cinema: 800 seats with 38,000 square feet
-Fitness: 60,000 square feet
-Grocery store: 30,000 square feet
-Hotel: 200 rooms with 175,000 square feet
-Total: 3.5 million square feet.


Timeline:
-2019 Finalize county building design.
-2020 County office building and parking garage under construction.
-2021 County offices move into new building; demo other county buildings.
-2022 Install infrastructure for entirety of project.
-2023-24 Begin selling off pads for development.
-2025-26 Completion of project.


Other facts:
-7,700 Construction and 5,500 full time jobs to be created.

-The new county office building will occupy 4 acres. Parks and open space will take up 3.74 acres. New roads will cover 10.16 acres. That leaves 22.7 acres of buildable land.

-The development’s maximum building height is 20 stories.

-Family Court would have to relocate during the first phase of the project to allow construction of the new county office and parking.

-The new planned development zoning the county will seek calls for a floor area ratio of up to 3.5. The floor area ratio is the ratio of a building’s gross floor area to the size of the piece of land on which it is built.

-The county is considering leasing the 1,000-space parking garage facility that is to be built, so the space is taxable. If the county owns the parking facility, the land does not generate property taxes.

-A portion of President Street will be abandoned, and University Ridge will be relocated and connected to an upgraded Thruston Street.

-State offices will moving to the suburbs and leasing 250,000 square feet of current vacant office space.

Thanks for making this thread! I will enjoy getting updates on another fast-rising "New South" city. That County Square project looks incredible and will add so much to the already really active core of Greenville.

Welcome to Camperdown which is a $350 million mixed use development in downtown Greenville that is currently under construction. Partners include Centennial American Properties, Trehel Corporation, Auro Hotels, Brasfield & Gorrie, BE&K Building Group, IMI Worldwide Properties, Wakefield Beasley & Associates, Daniel Corporation, Beau Welling Design, CBRE, Collett, City of Greenville, and WCM Global Wealth. When complete in 2020, this project will include a 196-room AC by Marriott Hotel, a 250 foot office/retail tower topped by 18 luxury condominiums

Up next is the SC Arts & Events Center which is a $400 million mixed use development located in downtown Greenville. Partners include Hughes Investments, Windsor Aughtry, Bob Jones University, Greenville County Museum of Art, SGA Architecture, Rome Office, Craig Gaulden & Davis, CBRE, Clemson University, Nelson Nygaard, City of Greenville, Greenville County and the state of South Carolina . Included on this 7.1 acre site will be new museums for Bob Jones University and Greenville County Museum of Art totaling 87,000 square feet, a 68,000 square foot company conference center, parking garage, a 250 room Embassy Suites, and a TBD amount of office, retail, and residential space. Also a new state's tallest which will have condos and retail space on the bottom floor is potentially going to happen as part of this development. Construction is slated to start in 2020 with completion in 2022.

Some facts:
-The event center + art museums alone will cost $100 million, and will need a $26 million stake each from the city, county, and state (none of the three have officially approved those funds). Mayor Knox White says city funding could be contributed through a bond, to be repaid with tourism taxes. $5 million has been approved already in the S.C. House budget.
-Hughes and Windsor Aughtry are donating the land they own for the development.
-The conference center would span 68,000 sq ft. (for comparison, that’s about half the size of a typical Target), with a 25,000 sq. ft. ballroom, “jewel box” building feature, and exterior public gathering space that would front the Reedy. The event space could host an estimated 620 events each year.
-The Bob Jones University Museum & Gallery needs a more central, accessible location – after all, it does have one of the largest collections of European Old Master paintings in America (think Botticelli, Rubens, and van Dyck). The Museum & Gallery has been looking for a new home for its renowned collection after its 35,000 sq. ft. museum on the BJU campus closed for repairs in 2017, and got involved in the project when it heard about the potential for a walkable downtown location (with 60,000 sq. ft. of space).
-The Greenville County Museum of Art can only display about 5% of its collection at any given time. The new downtown space would nearly double its exhibit space, bringing the museum 25,000 more sq. ft. to show off works by artists like Andrew Wyeth, David Drake + Jasper Johns, which have previously been in storage.

Up next is the $105 million Carroll A. Campbell Jr. U.S. Courthouse which is currently under construction in downtown Greenville. This new federal courthouse at 150 feet and 10 stories tall when complete in August 2021 will have 193,000 square feet of total space. An underground parking garage with 70 spaces, seven courtrooms, and nine chambers able to accommodate nine judges will be included. The facility will also provide workspace for the U.S. Marshals Service, the U.S. Probation and Pretrial Services System, the U.S. Attorney’s Office, and a federal public defender’s office.


Partners include General Services Administration, the US federal government, City of Greenville, HBRA Architects, Jacobs Technology Inc, and Brasfield & Gorrie.

Up next is the Grand Bohemian in downtown Greenville which is currently under construction. This $59 million five star hotel slated to open in December 2021 will include 187 rooms, 30 suites with balconies, the signature Poseidon Spa, and an art collection curated by Richard C. Kessler, chairman and CEO of The Kessler Collection. Additionally, the hotel will feature both indoor and outdoor event spaces and a two-story restaurant and bar. The tower crane base was installed last week also.


Partners include the Kessler Collection, City of Greenville, Yeargin Potter Smith, Thomas & Hutton, Aecom Hunt, Cooper Carry, Wurster, and Sottile & Sottile.

Up next is the Northpointe mixed use development that is currently under construction in downtown Greenville. When complete in 2020, Northpointe will be home to 284 apartments, a central interior plaza area, a 58,000 square foot Harris Teeter grocery store, 20,000 square feet of retail/restaurant space, and a 665 space parking garage.

Sorry folks but this is only the beginning when it comes to development projects in downtown Greenville. It's BOOMING right now.


Next up is the McLaren located in downtown Greenville. Slated to start construction in August or September 2019, this building will have 14,200 square feet of commercial space, a rooftop restaurant, 244 apartments ranging from 550 to 1,400 square feet, 305 parking spaces within an interior garage, plaza area, and the historic McClaren Medical Center. It will be 145 feet tall.

Next up is Canvas which is currently under construction in downtown Greenville. This mixed use development when complete in late 2020 will include 48 for-rent multifamily apartments, 31 expansive for-sale townhomes, 21,805 square feet of retail space and the renovation of a 130,000 square foot office building in a highly walkable location.


Partners include The Beach Company, Mashburn, Creative Builders, Seamon Whiteside, CBRE, and City of Greenville.

There's a few projects proposed and going up in Spartanburg but not on the same large scale as in Greenville which is too be expected.

Yes, all of the projects I have posted so far are located downtown.




Back on the grind. Next up is .408 Jackson which is a mixed use development also located in downtown Greenville. Slated to start construction in November 2019 with completion in 2021, this project paying homage to the former and famous MLB player Shoeless Joe Jackson will consist of 236 apartments, 8,000 square feet of retail/restaurant space, and a new renovated/relocated Shoeless Joe Jackson museum.


Partners include Woodfield Investments, Seamon Whiteside, Develop Design Studio, Shoeless Joe Jackson Museum, City of Greenville, and Housing Studio.

Next up is 301 East Broad Street which started construction two weeks ago and is located downtown. When complete in 2020 this development will include 38 condos and an interior parking garage with 71 spaces.


Partners include Renaissance Development, Johnston Design Group, Darrohn Engineering, Seamon Whiteside, and City of Greenville.

The return is near. $1.1 billion downtown project to start construction by the end of the year. 163 room hotel downtown announced this past week. More info on these and many other projects downtown coming this week. Oh and ANOTHER tower crane coming downtown:

Excellent projects!! Greenville is a much larger city than many people realize. If it weren't for old annexing laws in SC, this city would be in the neighborhood of 300-400 thousand people!! Hope to see more!!
