Renderings Revealed For Vertical Extension At 1314 North Broad Street

Renderings have been revealed for a large mixed-use development situated at 1314 North Broad Street in Cecil B. Moore, within the Temple University area in North Philadelphia. Designed by Wulff Architects, the project involves the renovation of a set of existing, four-story brownstones, with a 13-story addition built at the rear. The expanded building will include 103,493 square feet of floor space. Commercial space will be located on the first through fourth floors, spanning 14,819 square feet of space, as well as 208 residential units. No parking is planned with the development, which is a logical proposal given its prime transit-accessible location.

It is a pretty brutal design... hopefully CDR whips them into shape and we get a better design from it. With that said... this won't be THAT noticeable from Broad Street, and the most important thing is the Blue Horizon historic building is being preserved.

Although not the portion containing the ballroom/boxing arena. That's toast. The 1918 Sanborn map shows the building layout; where you see the balconies is, of course, the boxing arena. That part gets demolished as far as I can see.

The design doesn't work well with the historic building. It's very jarring.

Rightttt they couldn't match the new addition with the current facade?

Who in their right mind thinks "Ahh Yess throw some metal gray and black paneling on the new addition that matches our current facade of historic brick and other details".

It's like if you are gonna add an addition at least make it match.

An addition designed in a pseudo-Second Empire style like those row homes would be a crown jewel of North Broad. Materials wouldn’t even need to drive up the costs too much.

The color rendering is horrible
but this version could have been interesting. I mean, obviously, this rendering has no detail but I visualize potential.

The building will have little impact on Broad Street, being set back so far.
I am so grateful the buildings are preserved at it!

They've could have done more to match the facade of the Blue Horizon. It's looks like they just stuck a building behind it, the Blue Horizon appears to be an afterthought. Or not even a thought at all.
