This building is giving me, old tower that's had a reclad facelift.

... the concrete on the bottom could benefit from some graffiti if it's done right.

It looks like a prime candidate for that generic suburban stepped armour stone landscaping. Ugh. I honestly don’t mind the tower part but that rounded portion is just hideous.

Honestly I don't mind it - everything is rectangular now - the "arch" in architecture has been lost - it's now just "rectitecture" - how many rectangles you can cram into a design, which frankly, is boring.

For me the rounded portion is the only thing of interest to this design.

I actually don't mind the round, but I think it's too short and clashes with the above squareness. I also hate the use of spandrel glass. Honestly, might have looked better if the entire thing was rounded, but in its current format I personally think it's an affront to the eyes.

It just looks unfinished. The only thing I think that could have made this design look any better is if they had included some coloured spandrel panels in a deep red or something, in a more uniform pattern.

Yeah I agree that how it was executed was blegh, but the round part ITSELF I think is pretty cool - god I've wanted a round building in this city for SO long.. curves, peaks, just.. anything to take away from all the rectangular slabs being built - SOME manner of originality..

I mean granted we are getting the one by the water, and the one on george street is at least convex.. so we're slowly getting there..

Don’t get me wrong, I’m not saying the tower portion is great. It’s 100% mediocre. But when is the last time you were at King and Queen and took a look at this thing? It’s NOT a graceful curve. It’s not consistent. It doesn’t flow. I don’t think many people on this forum had a lot of confidence in this build to begin with but that curve does not excite me.

Unfortunately, this building looks like something you would encounter at any Interstate exit in Pennsylvania or Maryland...from 20 years ago...

It's nothing special, but I see it as a considerable net benefit for the city. I'll take it every time over a vacant lot, crumbling parking lot, or decrepit neigh-abandoned building its owner is convinced has similar land value to Union Station, the Empire State Building, or Buckingham Palace.

Why am I okay with it?
-It is new hospitality product in a market where that's basically absent.
-It is appropriately dense for its downtown-shoulder location on an important street.
-It will provide a moderate amount of direct employment and a welcome new customer to local vendors/suppliers.

All that's really left is seeing how the site landscape comes together.

The problem is they demolished a convent/orphanage to build.. this.

hopefully we get some nice landscaping in that larger corner rounding, not just some stupid sod which will get trampled over.
