Unfortunately it looks like this design includes little or no parking (unless it's underground). This would require a parking reduction and the alderman's support for said reduction, but Pat Dowell is... not a fan of granting parking reductions, she wouldn't grant one for that micro-unit building around the corner on LaSalle.

If parking has to be added to this tower, then we end up with another boxy podium instead of this elegant plaza... sigh.

The site for the new 13 story planned hotel at 180 W Randolph in the Loop was issued a permit for a construction crane yesterday. Currently one of the few pieces of empty land left in the Loop proper.

Also a permit was issued for a new crane at the Toyoko Inn site at 320 S Clinton.

Thought that site was dead. But I heard they were getting a new design so cant wait to see that.

Ummm,

a) this site qualifies for no-parking TOD

2) 600 S. Clark is in Ald. King's ward, not Dowell's

iii) Ald. King seemed OK with that Collective project on LaSalle

But it's worth remembering that this is probably just a rendering commissioned so a potential purchaser could imagine the possibilities for the parcel. I doubt it would make it through engineering or a subsequent pro forma. There's reasons we only have three crescent-shaped buildings in the entire city.

I was hoping it was dead. That design was aggressively ugly. Looking forward to seeing a redesign. Such an odd plot of land though. Hard to build anything there that respects its handsome neighbor.

Any project of this size would be forced into a PD, so there would likely be public meetings and the alderman’s involvement. And I believe any TOD reduction below 50% requires a zoning variance and (despite Lightfoot’s best efforts) the alderman’s support.

Sorry I got the wrong alderman, I was thinking of Dowell with the CTA station at The 78. But King definitely has a windshield perspective as well, she has consistently been skeptical of parking reductions, she blocked the bike lanes on Harrison for a few years, she wanted to remove the bike lanes on Drexel until people persuaded her not to, etc.

Speaking of which, any news on that Collective project lately? I have to imagine the pandemic will set back the co-living concept significantly.

Between the Old Post Office redevelopment and the BMO Tower going up across the street, this area will have tens of thousands of new jobs and various new big time companies in the area. And I believe there’s only one other hotel in the area between the river and the highway. Hope it happens. One less lot in the quasi Loop/West Loop neighborhood.

I'm not following you. This is in a D district. Within 1320 feet of a rail station, no parking at all is required.
