Wow... what a disappointing first floor... No retail, no connection to the urban environment, nothing... At least put a residential amenity, at least it would be some activity.

Yeah... the 9th & River corner is totally bizarre .... the 1st phase of the Afton is probably my favorite current project in town. It's shame they didn't just continue in a similar vein and wrap the sidewalk life around to that devoid corner intersection

Isn't there supposedly going to be some retail like a coffee shop on the first floor(s) in the alley between the two buildings? I hope so...

In the approved first floor plan of Phase 1, they had three retail spaces in phase 1, plus one planned for phase 2. The alley was lined with live/work in both phases.



Phase 2 shows no retail or live/work units on the ground floor. It looks like they located all of their parking on the first level to cut expenses of having to do a 2nd floor parking deck. But in the process, the retail space got cut to make the parking work.
Looking at the new site plan, it looks like in Phase 1 the retail along 8th street and the retail on the alley corner got turned into live/work units. The live/work units in the alley also changed and are now town homes. On the leasing website they are shown town homes. https://theafton.com/live-here/
Lots of changes happened between permitting and construction.

Great photos, Sawtooth. Boise's skyline is filling in fast! I'll be the first to admit, I was worried about how Simplot's HQ would turn out, but it turned out great. Also, the Belgravia is one of my favorite buildings in Boise.

The Afton II looks like a turd. I encourage all of you to attend the design review and let your input be heard. That parcel is way too important to allow at-grade parking.

For all interested, the Afton Phase II is on the Wednesday, 6pm June 14th Design Review agenda. An added attraction will be the first item up for review, our new "bakery" at Myrtle on 11th, i.e. the drive-thru Panera Bread.

Could the lack of retail in the phase 2 plans be due to the developers just waiting until a tenant has been secured, and then building out the space to suit them? As it sits now it doesn't make any sense to elevate the building with nothing underneath it.

I wonder if they are having difficulties filling the retail space on 8th street and decided that there isn't any demand for walk-up retail.
