A good development attracts more development. If there really is a development planned for the beer store lot, then it's a vote of confidence that Landsdowne will be an attractive place to live near.

What a completely flawed assumption. The success of commercial space depends on critical mass, more stores and residents make the area a sustainable shopping destination. In fact by buying adjacent property, the developers merely gain more control on the success of their whole venture.

So why does Brad Lamb keep on snapping up more and more of Bank Street just a bit north?

The starting point of Lansdowne is a public space for development, not a developer project.

Private land is the developers domain.

Public subsidy to developers makes no sense.

Losing the public site at Lansdowne makes no sense.

Once again a report from Project for Public Spaces will point out the
advantages to a public space with a public governance model ( not
to mention one fifth the planned density).

Putting in large format commercial, and towers in Lansdowne kills the space.

This is the lesson of Granville Island. No large format commercial, no towers,
and a publicly governed site with massive profits and fantastic tourism.

Victoria Island has better potential for a Granville Island type thing; old buildings you can restore, and you can't build high-rises because of the water table (not because you don't want to, you can't.

As for public space at Lansdowne, the new retail/office residential component only takes a small corner. The majority of the site is the public stadium/arena/Aberdeen and the big ass park.

1. The ByWard market, under this study, is largely privately owned land around the market building and some NCC.
2. There is large format commercial and towers are present in the area, which remains a top tourist attraction.

stadium with teams
large grass area
no rapid transit
no major arteries
large format commercial with high rents
chain stores ship profits out of local economy
limited tourist appeal
660 public paid underground parking spots......................................( Billings Bridge has over 1,500 free surface parking spots )
$8M annually in taxpayers dollars required to finance the development
( $240M loss over 30 years )

Compared to a scaled back development

200,000 sq ft range
stadium with teams
large grass area
no rapid transit
no major arteries
locally owned business with modest rents
( based on Granville Island model )
profits kept in local economy
great tourist appeal
1,200 to 1,400 free surface parking spots
$4M annual surplus to taxpayers
( $120M surplus over 30 years )

Full financials for the OSEG development will be before council in September or October.

Will make much better sense after full disclosure to allow new P3 developers in to provide a development
plan that helps the taxpayer, small business, tourism and the local economy.

You forgot the part where there is no other bid to compare the current OSEG plan too. You also fail to mention that the scaled back plan doesn't include any sport teams to fill the stadium. Best of luck with that.

More like the city has chosen not to consider any other bids, because they want to go ahead with the OSEG plan. A decision the courts have already said they can make.

The stadium is for the FIFA 2015 Women's World Cup, a municipal requirement.

Football and soccer teams play where the stadium is located.

City Manager Kent Kirkpatrick was quoted in June stating nothing can proceed until matters before the Court of Appeal on the second case are settled.

Examination of financials have been postponed to September/October of this year as a result.

Other development firms are preparing in the event the ruling directs the open bid.

Let's say we do consider Martin's proposal as a second bid against OSEG, it would be a competition. Competitions take months to evaluate and then in the off chance Martin wins, new environmental, engineering and whatever else studies would need to be done before complete approval. We don't have enough time for this BS. FIFA is in less than 2 years away; let’s get on with completing OSEG!!!

60 to 90 day RFP completed by Dec 31, 2012, latest end Jan 2013.

All studies have been completed.

All site preparation soon finished.

FIFA is for June 2015 ( City has dropped hosting WU20 in 2014 ).

28 month construction schedule with substantial stadium completion within
24 months or Jan 2015.

I just ran a quick search and there is no development applications filed for the site on Bank Street you are speaking about.

Any utility markings are likely to due with minor construction (such as repaving a parking lot or landscaping)

At most someone might be doing soil tests for something long down the road. it certainly would not point to any changes at Lansdowne.

Developers need sites in the pipe years before they intend to build on them. They are cheaper to acquire that way.
