There are a few sites that are east of State that could be slated for 500' or higher.
Of the sites, the only ones that I can think of off hand that may have something planned in the near term would be:
2 that are Kensington owned, the same group that owns/built the Astra. Burt Brothers and Brighton Bank. (Schmoe may be able to confirm/deny plans here)
Another is the parking lot on the NE corner of State and 4th South. This recently was purchased by the UofU. They have been working on plans for both student housing, lab space, and classrooms.
Lastly there is the lot on the NW corner of 2nd East and 1st South. Owned by CCR. I am aware that they have wanted to build taller than originally planned (200' or so). Last I heard was 40+ stories as a way to increase potential visitors to City Creek Center and Harmons.
Overall, I do lean towards the CCR lot as being one of the towers mentioned, primarily due to the funding behind it. CCC was built during a recession, 95S State was built during a commercial slow down, and with the current tariff situation, I think it would be an opportune time for CCR to build.
SEG won't begin building their residential project(s) for at least 2 years. The West Quarter will likely have some work start later this year or early next, and it may include 1 of the 500'+ towers. They should have some additional funding from the County as part of the Salt Palace updates plus some from the reinvestment area that the City passed as part of the SEG entertainment district.
In other news, the State Legislature is looking into updating some of the laws regarding condos. As part of the housing push from the State, the Governor wants to increase the supply of condos along the Wasatch Front. Many in the Legislature put more value in condos over apartments due to the ownership aspect. Depending on how this goes, there may be some State funds coming soon for condo developments. The 2 areas that are primed for this are the Downtown area and Daybreak.
