There is currently architecture work happening for the Salt Palace reconfiguration and redesign. There is a plan for some space to be included in Block D of the West Quarter. I would expect this to be meeting space rather than exhibit space but I don't know if it has been finalized yet.

tower rumors

I was at an event at the Astra tower yesterday and heard some rumors of a couple proposed 500' tall towers, and one was to the east of State Street somewhere.

Yeah. That was mentioned in a trib article a couple weeks back in an article about Astra opening. Fingers crossed!

I think east of State Street the most likely sites would be the northeast corner of 2nd & 2nd or the Burt Bros site.

Circa 2021, I heard rumors of a future tower on the site of the Brighton Bank building at 311 S State St. That would be the east side of State.

Rumor has it developers are planning a few skyscrapers here. Of course, I first heard that in the '80s.. so any day now, we’ll see some shiny renders and watch the ground get broken.. by weeds.

There are a few sites that are east of State that could be slated for 500' or higher.

Of the sites, the only ones that I can think of off hand that may have something planned in the near term would be:

2 that are Kensington owned, the same group that owns/built the Astra. Burt Brothers and Brighton Bank. (Schmoe may be able to confirm/deny plans here)

Another is the parking lot on the NE corner of State and 4th South. This recently was purchased by the UofU. They have been working on plans for both student housing, lab space, and classrooms.

Lastly there is the lot on the NW corner of 2nd East and 1st South. Owned by CCR. I am aware that they have wanted to build taller than originally planned (200' or so). Last I heard was 40+ stories as a way to increase potential visitors to City Creek Center and Harmons.

Overall, I do lean towards the CCR lot as being one of the towers mentioned, primarily due to the funding behind it. CCC was built during a recession, 95S State was built during a commercial slow down, and with the current tariff situation, I think it would be an opportune time for CCR to build.

SEG won't begin building their residential project(s) for at least 2 years. The West Quarter will likely have some work start later this year or early next, and it may include 1 of the 500'+ towers. They should have some additional funding from the County as part of the Salt Palace updates plus some from the reinvestment area that the City passed as part of the SEG entertainment district.

In other news, the State Legislature is looking into updating some of the laws regarding condos. As part of the housing push from the State, the Governor wants to increase the supply of condos along the Wasatch Front. Many in the Legislature put more value in condos over apartments due to the ownership aspect. Depending on how this goes, there may be some State funds coming soon for condo developments. The 2 areas that are primed for this are the Downtown area and Daybreak.

These statements make no sense.

Aside from us skyscraper nerds. 99.9% of Utah’s population does not care about tall buildings, why would a new skyscraper entice people to visit the grocery or mall? The masses here want less development.

Remember that CCC began demo/construction in 06/07 at least a whole year before the Great Recession. Why is NOW and opportune time to build big? The tariffs are market manipulation meant to benefit Trump’s pals at the expense of the entire rest of the nation.

I think he meant that the additional residential units from the new towers would create more foot traffic for CCC.

I get the impression that CCR intentionally builds large projects when the economy is slowing as a form of stimulus. They have deep pockets and can wait a minute to see an ROI. But that's just a hypothesis based on past trends.

Oh yeah the CCR site has been vacant for so long I forgot about it, that's certainly another option.

Last I heard the U is planning to reuse the existing building on the NE corner of 4th & State. That would still be one of the best locations for a new tallest.

I think another likely site would be the Brighton bank building on state. its also owned by Kensington and if the rumors originated from astra it makes sense

I would love to see movement here. The downtown Harmons seems to be busy around lunch time, but I wonder what the full picture is. I would really like to see another grocery store in the West Quarter and hopefully something in the Granary. Does anyone know of more rumored/proposed grocery stores downtown (other than the co-op on 9th)?

I looked into the number of households needed to support grocery stores based on examples from reddit, etc as well as a U of W study. They found about 1,200 households to support a full grocery store in an urban/walkable setting. I was using chat and found this chart helpful


In any case, I imagine 300-400 units immediately adjacent to Harmons would be pretty significant but not make or break, especially with some of the other proposals in the area. I can't want for updates on this site. Thanks for the interesting post Makid

There are 2 grocery stores downtown(ish).

Harmons at City Creek and a Lee's in the Hardware development (4th South 255 North).

The Ritchie's had mentioned wanting a grocer as part of Block C. I think that this is still in the plans.

I am unaware of any other planned grocery stores in/around the downtown area.

Seems very accurate, unfortunately. Development has already got a lot quieter, and it feels like we're in for some extended time like this, before things loosen up somehow.
