I wonder if there are another buildings that have been permitted as Type IV-C yet?

As far as I'm aware, Oregon is the first state to incorporate the prescriptive path elements for Tall Wood Buildings into its building code, via Statewide Alternate Method No. 18-01. These are amendments that have been approved for incorporation into the 2021 International Building Code (IBC). (For context, Oregon's current building code is an amended version of the 2012 IBC; later this year we'll adopt the 2018 IBC as the basis for our code).

Pre-App Conference for 701 E Burnside, a Guerilla Dev project

I'm glad staff is pushing back against the design in the memo. This looks like way too many Sera GMEO buildings in other locations.

I don't know how they can put together that drawing set showing the context buildings and think this is somehow appropriate in the central east side.

I liked the original version better. It was actually a bit distinctive. The #2 DAr version looks like every other new building in town, and has a weak frontage on 12th, due to stepping back the 7th story. I'm sure that's to "defer" to the "Neighborhood". This one is more bland than the original.

It will also be home to the all-day restaurant Vivian, a rooftop bar on the fourth floor called Dóttir and an outdoor courtyard. Other amenities will include an 850-square-foot meeting space, a sauna and a communal kitchen.

This looks like a great addition to East Burnside, and it is a plus that it saves an old building. Speaking of this project, what is happening next door with Stark Vacuums? I was driving by the a few days ago and it looked like they were gone.

Did I mis-read that document? It looked to me like demolishing the Union Arms was part of this plan, something that would bum me out due to the loss of housing, the number of vacant and poorly-utilized parcels nearby, and the fact that --from an urban fabric standpoint-- it is great to have some older buildings mixed in down there, even if they're not individually distinguished.

Stark's Vacuum Cleaners is fortunately still operating after having consolidated their operations into the north half of the block.

What the hell??? Some jerk wants to tear down the Union Arms??? I always hoped that building would survive this redevelopment of East Burns and be a reminder of the area's roots as a sketchy no man's land.

Ah, okay, so did they vacate the southern part of the block? Is that just still being renovated or are they selling that part off?

It looks like the southern part of the retail space that was formerly occupied by Starks Vacuums is vacant and ready for new tenants. It looks cleaned up, not preparing for demo. That's just from riding by.

The Union Arms was renting studios and 1 bdrms for $700-850. Way more affordable than most places in that area. None are available now. Perhaps the owners have ceased entering into new rentals, in preparation for demolition.
