That building used to be home to Jordan's, a popular Mexican restaurant. The restaurant closed in 2007, and the space has been vacant ever since. Another Jordan's, operated by a relative of the Midtown owner, still exists on 7th Street.

Was poking around permits and noted this project on 17th St and McDowell actually started permitting and might break ground soon.

There's very real interest in that part of town. It's crazy that people ignored it for so long. Good freeway access, close to downtown and plenty of historic architecture to re-use. Hoping we see multiple projects break ground there. I know of three people who are wanting to do something but I don't know.

That area has some real good bones and this project fills a nice hole of a parking lot while preserving some of that frontage--it's good that they're really doing site specific architecture here.

If Phoenix ever breaks out of its mantra of "3 lanes going this way, 2 lanes going that way" in its central area this is a good place to start--at least the HAWK light might encourage some pedestrian focus and nearby owners can install some complimentary landscaping--there's room for it.

Does anyone know why ECO PHX has stalled? framing seemed to stop a month ago. some scaffolding has gone up for stucco maybe two weeks ago.

Fencing went up for the new ivy brain tumor center building along Thomas. Article said they would break ground early august. looks like its starting to happen.

Went by yesterday and the gate for the construction fence was open. But I didn't see anyone inside and I didn't hear anything. I find it quite odd they would leave the gate open for anyone to walk in and vandalize the place or steal equipment. I'm assuming someone must've been in there, but it was pretty quiet.

OK, went by again today and there was a skeleton crew working on the inside. So they are still working on it. Looks like they may be working on plumbing or HVAC. Couldn't tell which.

Small tidbit of development news:

The SunWest Auto repair shop on the NW corner of Osborn and 3rd St is going to be hitting the chopping block. Proposed is a NAC multifamily consisting of 48 of affordable studios on 4 floors with a total of 8 parking spaces.

Perlman Architects of Arizona is the architect, but no renderings are available yet.

Final building plans were submitted for the 2nd St / Catalina project. It will be a 114 unit, four story building. Currently called Blueprint Midtown.

They are working on Eco again. There is a big crane onsite and they are hoisting materials to the roof.

Forty600 Mixed Use Development

New 7 floor mixed use residential development proposal to be located at 4600 N Central Ave between W Coolidge and Grand Canal. Proposal is 144 units around a 3 level wrapped garage and includes 4 office/retail spaces, 1 restaurant space facing Grand Canal and 4 work/live units.

A restaurant facing the canal would be a really nice touch and kinda gives it a Scottsdale Waterfront vibe to it.

Several Months ago this was being remodeled into multi-family. that must have fallen apart but this is better than multifamily! Being updated into a modern office space and HQ for a real estate management company.

Completed in 1970, the original building featured several hallmarks of architectural modernism such as, most of the first-floor area reserved for automobile parking, giving the building the appearance of floating above the ground. The two main floors, placed at the second and third levels, respectively, provided areas of open, naturally lit office space wrapped around a compact circulation core. In keeping with modernist sensibilities, the pragmatic, column-and-slab building structure telegraphed directly to the building facade as an unbroken, unvaried grid of vertical, floor-to-ceiling windows.

Kaiserworks and Chamberlin + Associates have reimagined the first-floor as a miniature metropolis: a new layered and densely programmed zone filled with connection, activity, and visual interest. The building’s flat, modernist roof will serve as a solar array, anticipated to offset approximately 60% of the building’s power consumption. In an effort to further soften the ground plane and reduce its contribution to heat-island effects, the design team has systematically replaced hardscape and asphalt with landscape and permeable pavers. In a performance upgrade to one of the building’s most important features, the original, single-pane, floor-to-ceiling windows will be replaced with state-of-the-art, thinsulate filmed double-glazed panes, reducing overall energy consumption while preserving Beadle’s vision of a light-filled, working interior.

“The design process with the Chamberlin team, and Restoration Rewind the construction company, allowed us to create a plan that will honor a reputable figure in Arizona design,” said Christoph Kaiser, owner of Kasierworks. “Over fifty years after the completion of 500 E. Thomas, the Al Beadle building will receive a renovation that celebrates its original architect’s vision while connecting the building more integrally to the city that he helped build.”

Nephew used to live across the street from that building. We always thought it would make a really cool apartment building but glad to see it being used regardless.

So today actually marks day 61. I know they're never spot on or even relatively close with their timelines, but has anyone more experienced at searching than me seen any progress on this?
