Nice mixed use project going before council for the empty lot at the corner of Stafford and McMillan.

Three storeys (height of 4), main floor & mezzanine commercial, second floor office, and 4 residential units on the third floor.

What's the story with the parking lot behind Vita Health and the radio station on Osborne? I was reading about a 4 storey apartment going in there and construction starting soon. But what will it look like?

Still in early planning stages. There was like a line drawing for massing done a while ago but didn't have any design implications. All 3 lots will be residential IIRC with commercial in the podium of the one on Osborne.

Personally I'd like to see commercial on the main floor of the buildings fronting Wardlaw as well, and think the city should push for it. It's nice to have that wrap around the corners like on Gertrude, or Lilac and Stafford off Corydon/Grosvenor.

Interesting. When they were first pitching it I thought I remember them talking a big game about shovels in the ground this year. But since there haven't even been applications for variances yet, I wonder if that ambition has faded a little...

I spoke to someone involved last week. They are hoping to start later this year. The OVI will likely be demoed fallish.

The project is 3 buildings, the OVI property, the parking lot directly behind (east) on Wardlaw and the parking lot opposite Wardlaw to the south.

All those lots are owned by the same people, and were all owned by the OVI before as well.

Excellent. Thank you. My confusion was from a Winnipeg Construction Association report which had 424 Wardlaw labelled as a standalone project.

but filling in the vendor lot, the stellas lot, and replacing some of the spread-out bungalows east of scott will really make a difference.

it's too bad that street falls apart on the south side as it approaches donald (parking, warehouses, gas station).

it feels like river and stradbrook are pretty much filled in (and getting better)... but wardlaw and gertude are still a bit of a wasteland east of osborne

I think part of the issue is the industrial buildings there. It's not really attractive for more residential with a paint factory across the street, and they're not going to build more industrial in a predominantly residential neighbourhood.

IMO one of the next "big" projects the city needs to look at is a complete refocus of Confusion Corner and surrounding blocks, and how to actually act on and try to implement the master plan for the villages in this area that was put out a couple years ago.

^ Is there any hint of the green accents that were so prominent in the rendering? A small splash of colour probably would have helped this building out a little.

Yah visually it did not turn out great at all, must be why they only realsed a ‘night’ rendering, very deceiving.

The horizontal bars surrounding the windows are varying shades of green, just like in the renders, and the glass that is shown green in the renders, is green in real life. The sign is also green. It's literally identical to the renders. Of course light shining through green glass at night is more prominent than during the day.

HOpefully we can continue to see larger developments like the building is almost fully leased so there is obviously high demand for new rentals like this.
