For the area, I think it looks rather decent. This awful stretch of Dundas West is pretty patchy in terms of streetscape but has potential.

Today has been a good and bad day in the Toronto high-rise real estate world:

Feeling suspicious on why Minto St. Thomas is no longer featured on Minto's project portfolio, and why it's own website is "not accessible anymore", I decided to call the sales centre. The receptionist said that this project will be temporarily "suspended", and will be relaunched at a later date. No publicly released info can be given though....

Hopefully, third time's the charm. Check out rendering here.

However, some positive news is the near launch of Cresford's 990 Bay Street project. I'm looking forward to the new renderings. I'm feeling a good vibe on this one. Cresford's been pumping out solid designs after its BSN fiasco. The upper Bay Street canyon will almost be complete with this and 43 Gerrard in the pipeline. Up next, lot across from the bus terminal?

And lastly, Minto will be launching their Eighty8 (88 Sheppard) project in North York. Will be 35 storeys.

Yeah, lightening speed. Still will take years for shovels to hit the ground, but I can see a sales office being set up by early 2013 or even late 2012 at the latest.

You think it will take that long to be released into sales?

This looks great, very classic Wallman. Decent retail podium, looks great compared to the other lame condos on the strip. Will easily be the NYCC's best looking condo building, along with Dia. Also another critical step in the urban evolution of this strip.

Looks nice, the evolution of the upper Bay Street canyon continues. Another sharp design by aA. Cresford has been one of the most improved developers in recent years, benefiting from hiring better architects.

Ryerson's Student Centre very likely to start construction in December.

http://thetorontoblog.com/2011/11/01...elopment-plan/

Public meeting tomorrow for Ryerson University’s Student Learning Centre development plan

01 Nov 2011

Quote:
Ryerson ready to roll: Construction of the new Ryerson University Student Learning Centre could begin within weeks if the development plan gets approval, as is widely expected, during two key meetings at Toronto City Hall this month.
Quote:
City planners have recommended approval for the municipal zoning bylaw amendments that would be required to permit the project to proceed. In an October 12 2011 staff report, they wrote that the new Student Learning Centre will provide “a unique architectural contribution to Yonge Street, and a gateway to Ryerson University, increasing its presence and visibility on Yonge Street. It will revitalize a section of Yonge Street currently the site of a vacant lot, provide necessary student space to a growing student population, add minimal new shadow to Yonge Street and provide retail space in accordance with Official Plan Policies.”
Quote:
The university has already applied for shoring and excavation permits, and expects them to be approved in December. Construction could then quickly commence on the 9-storey, 155,464 square foot building, which will rise on the northeast corner of Yonge and Gould Streets (the official municipal address is 341-355 Yonge Street). The university hopes will be completed and ready for occupancy during the winter of 2014. Designed by Toronto’s Zeidler Partnership Architects and Snøhetta of Oslo and New York City, the facility will cost an estimated $112 million. The Ontario government is providing $45 million, while the university is kicking in another $45 million itself. Fundraising will seek to top up the $22 million balance.

^ Like a slightly more playful version of the Seattle Public Library. I like it!

Councillors give Lawrence-Allen plan thumbs up

LISA QUEEN | Nov 03, 2011 - 11:01 AM

Quote:
"Today is one of the most significant days in this journey. This now sets the blueprint, the framework, to make it happen," Eglinton-Lawrence Councillor Josh Colle told The Mirror moments after councillors voted in favour of the Lawrence-Allen secondary plan.
Quote:
The 20-year revitalization plan calls for replacing the 1,208 city-owned housing units in Lawrence Heights and adding 4,400 market-value ones.

The new development is expected to bring 16,000 new residents to the community bounded by Hwy. 401, Bathurst Street, Lawrence Avenue and Dufferin Street.

The project will also include trail networks, schools, parks and open space and a community centre.
Quote:
At the same time, in order to address concerns about the scale of the project, the development has been reduced in size, down to 4,400 market units from the initial proposal of 7,500 units, which was later reduced to 6,300 units.

Development has been eliminated at the south end of Baycrest and Yorkdale parks, and Lawrence Square shopping centre has been removed from the focus area.
Quote:
"This plan will help erase the stigma Lawrence Heights suffers. Most members of my community struggle to obtain employment because of our postal code, most members of my community pay higher insurance premiums because of our postal code. With this plan, safety will improve, self-esteem and self-confidence will rise because many positive opportunities such as training skills and employment opportunities will be created."
Quote:
Youth leader Andrew Cox complained about Lawrence Heights' "deplorable conditions, lack of resources and opportunities and stigmatization" before showing a video with residents of the community explaining how important the revitalization project is to them.

"For the first time in decades, the whole community is engaged," Cox said. "The community needs new life, no doubt about it."

Infill build replaces mixed-use, adds residential

TAMARA SHEPHARD|Nov 04, 2011 - 4:40 PM

Quote:
Thirteen currently commercial and office addresses along Dundas Street West, west of Kipling Avenue and on adjacent Shorncliffe Road will be replaced with an equal amount of commercial space as well as six condominiums, eight highrise towers ranging from 20 to 30 storeys, a 0.4-hectare public park and a new publicly accessible private road network.

Land has also been secured for future subway expansion.
Quote:
"We're achieving real mixed-use development with this proposal," said Etobicoke-Lakeshore Councillor Peter Milczyn, who represents the area. "A dry cleaners or a convenience store on the ground floor of a building or building strictly residential is not good enough. We need to create employment spaces."
Quote:
Etobicoke York Community Council Wednesday approved a zoning amendment to allow Dunshorn Holdings Inc. to move forward with its plans for residential and replacement mixed-use commercial retail and office space at 5415, 5421-5429, 5453, 5475 and 5481 Dundas St. W. and 15 and 25 Shorncliffe Rd.

Alder Place owns and intends to develop adjacent properties at 5485 and 5487 Dundas St. W.
Quote:
Some $1.25 million will be used to create a new park on the Dunshorn site on the south side of Dundas and/or for improvements to Cloverdale Park north of Dundas on Shaver Avenue. Alder Place will contribute another $250,000 to do the same.
More Doug Ford LOL'z

Quote:
Etobicoke North Councillor Doug Ford expressed enthusiasm at the project. He said he wished for similar projects in his ward.

"I'd kill to have someone give me $1.5 million to help develop north Etobicoke," he said. "It's fabulous. Will it increase property values? Yes. Does it have parkland? Yes. It's a win-win."
