According to this: http://seattlecondosandlofts.com/200...012-1st-avenue it looks like it will be a 35 story hotel/condo. now that i've read about it, we've heard about this project before, just never seen renderings. i'd guess around 450'? but it's location would be very visible from west seattle, which seems to be the "THE" defining skyline shot.

I just noticed that Pb Elemental Architecture also has a vision for that spot, I actually like it a lot too:

Which design does everybody else like? Leyva's or Pb's? Both seem to be about the same height.

Yes the PB's design is very sweet. I saw that one on SCC, But I would not care if they build either one of these. They both are Modern.
I think that PB's would be more striking from the streets cape, but Leyva's design has a striking view from afar.

I don't like the Leyva design. Too NYC 1980s. The PB design is on the gimmicky side, but it might work if the brown is replaced with color tiles a la 5th & Madison or some other color scheme is used.

I saw the Elemental designone and I was going to add it to the list I'm (still) working on but I forgot. Plus I didn't know much about it so I was gonna out it in the Unknown section.

Anyways, I like the Leyva design. It'd be something nice to add to the skyline.

The Pb design is great, All that I would change is get rid of the center box section and have the entire tower wavy. A striking color or tiles would be good.

I'd be curious to see the north facade of the Pb Elemental one looks like. It's a really interesting way to deal with the fact that a mid-block building might have views towards concrete walls on either side at some point. Looks like the other folks have secured air rights over the building to the north.

Someone at The Seattle Condo Blog does not think this can work out.

Rob said: No one seems to ask questions anymore, they just regurgitate what they hear and assume that it’s real. Something is not right here. This site is only one 60′-0″ wide lot. The lot is only 6,600 SF. A shear core including stairs and elevators will take up at least 2,000 SF of a floor plate - more if there is a hotel and condos. Zoning restrictions aside, there are building code/seismic setbacks that will further reduce the plate. And they are claiming that the top floor will have two 4,000 SF condos? You dont need to be a rocket scientist to see that the math does not add up. You cannot squeeze 8,000 feet of saleable area into a floorplate that is considerably less than that. Not to mention that you could not possibly provide parking for such a project. This proposal is not credible.

Sounds like a fool!
3 units are up for sale to get some interest. They are already listed on John L Scott.com.

In their defense, the two condos are presumably multi-level.

They could avoid duplication of stairs and elevators by using a "sky lobby" for the condos.

Parking would have to be an automated system of some kind...perhaps the same as the building next door already has.

That's the problem with condo blogs. So many people bitch about stuff they haven't thought through.

Those cranes are for the new Amazon campus in SLU. Aspira isn't visible from that angle.

Some pics from yesterday [Tuesday].

Woo-hoo! Glass on Escala! It looks different than I thought. It looks like they're working on the 16th floor.

1521 Looks very large from Macy's.

And they've been cleaning the glass! It looks bluer now! You can also see that they're testing the lights on the bottom of the picture.

And they're adding more details. Just little white frames. You can see the difference here.
