I specifically said they've used this concept in some European cities. Specifically, Nordic/Scandinavian countries. They've massively failed. It has absolutely nothing to do with 30-50 floor massive towers of poverty.

Sorry, I didn't get that part, but yes, the towers of poverty are a massive failure.
However, I think a place like Austin may have a better chance at the smaller developments than the highly socialistic societies of Europe, just because the US has a much better record of assimilating different segments of our society. That is one thing that we should be proud of about in our country. We tend to complain a lot, at first, and then embrace diversity as a strength, not as a weakness. Look at how we complained about the Irish and the Italians when they first emigrated to our country, but now we consider them to be a National Treasure. We tend to accept change a lot better than Europe, so I don't know why we can't be more successful than they have been in a number of things.

New 4 story development going up at W. 45th St. & Guadalupe St. Whatever they are building the lot is pretty small.

I was going to put this in the 48 East thread, but I couldn't find it. I don't know if this is related to the 48 East project, but Item #23 on the Planning Commission Agenda this Tuesday is for the vacation of parts of East Ave adjacent to 48 East Ave. The Streetview shot below shows public parking along East Ave. including 48 East. Maybe the parking is the subject of the vacation? There are also two surface parking lots at this location on each side of Lambie St. which could be related to the vacation as well.

It's hard to say. Most people here only care about the bigger projects and these are mostly small (except for Oak Creek Village.) I like all these little small infill projects, though. They may not be all that exciting, but they add to a neighborhood's density.

It would be cool to see even more density along Oltorf to connect the areas of South Lamar and South Congress more with pedestrian activity. It'd be neat to have West Campus' density near St. Ed's, too.

I don't know about Oltorf, it's heavily traveled and quite narrow so it would be hard to do much with it unless maybe it were treated as an intentionally congested area rather than a thoroughfare. But South Congress and the St. Ed's area sure has a lot of blighted real estate that can be developed, and high density would be fabulous. Just so long as that wonderful nursery with the amazing tropical plant collection is preserved, along with the cool little coffeehouse on the street out front.

There is a LOT of room down South Congress, south of William Cannon. Stuff is slowly moving that direction. Once Congress is widened, I think more will come. It could be a very dense area if done right. Buy out all the auto salvage yards and recycling centers. Plenty of developable land.

A man I know has the vision of creating extremely dense districts in 4 areas of town, to sort of take the load off downtown and curb inflation (I think that's what he's getting at). He had mentioned the South Congress area.

Plus Oltorf is quite hilly along most of its route. There's pretty much no way you could have bike lanes on it. I tried riding my bike once on the sidewalk on Oltorf and it was pure hell. And I've gone on some long bike rides up and down hills, but that was absolutely the worst. With the exception of some of the hills in West Austin, it can be pretty bad. The area near Travis HS is especially hilly.

Speaking of South Congress businesses of which protection is a must, don't no body lay a hand on El Gallo.
