We had a good conversation with the owner of a downtown restaurant the other night. They are doing okay and hanging in.

But they are really despondent with the quality of potential workers. Their work ethic is horrible (many don’t make it through the 1-week trial period). And their expectations of pay are ridiculous. She says they expect $28 an hour when they have zero skills.

Just one anecdote but it does fit in with a broader narrative about a disconnect between the world of work and the general fit of current new entries for high-demand jobs.

They also have been increasingly challenged by homeless folk bothering patrons and using outdoor spaces to sleep and, y’know, bodily functions. The cops are great and there’s a feeling of real support from her clientele. But these are non-trivial issues and have real financial costs that their low-margin business is ill-equipped to handle.

So, Big Societal Issues are at play here. On a local level I think this behooves us to continue to put our money where our mouths are and use downtown businesses — A LOT. If we don’t we could backslide to the bad old days when it was a ghost land down there.

So please consider a dinner downtown sometime soon!! We have cool restaurants and dedicated business owners who provide a lovely experience!!

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Sorry for posting this a week late. Last week was back-to-school week for my son and that had us running all-week! I think it was worth the wait! We have projects from three of the five Winston-Salem MSA counties and updates on a lot of great projects in today's post! Lets get updated!

East Tower: Built!
This $426 million phase of the project is now completed. The new tower was named for famous surgeon and health system CEO, Julie Ann Freischlag as the Julie Ann Freischlag Critical Care Tower. An endowment chair was also created in her honor. The new tower has 50 exam, medical, behavioral health, trauma, and triage rooms and 28 operating rooms featuring screens designed to provide patients with calming audio and videos before surgeries. Also, the tower has 56 adult intensive care rooms, focused on cardiovascular (28 rooms) and trauma (16 rooms) patients and 58 pre- and post-acute care units, four CT scanners, three X-ray machines and two MRI scanners, and a new sterile processing department with 24 stations.

Linden Center Biotech:
Wake Forest University Health Sciences is buying the Linden Center and two neighboring parking lots, in downtown's Innovation Quarter, for $11.85 million. The building will become flexible labs that can be subdivided. Look for spaces for startups as well as space to scale life sciences and regenerative medicine companies.

Stevens Center Renovation:

Downtown Marriott Hotel Renovation:
1754 Properties has acquired the 319-key Marriott Winston Plaza Hotel in downtown Winston-Salem, at 425 North Cherry Street. The price was around $56.2 million. The new owner will spend $5 million to renovate the meeting spaces, hallways, and the building's infrastructure. Hospitality Ventures Management Group (HVMG) will continue to manage the hotel. Marcos Casillas, managing director at 1754 Properties, said, "We have been interested in the North Carolina market for some time, and the Marriott Winston-Salem was the perfect opportunity to acquire a well-performing asset in an impossible-to-replicate location that has very positive economic trends and a vibrant city." Joe Smith, managing partner of 1754 Properties, said, "Winston-Salem is a diversified, dynamic, and growing community that benefits from strong demand generators and a growing number of visitors.”

Essent Mortgage Upfit:
Work is nearly completed on the Essent Mortgage office. They are upfitting space in the former First Union Building, constructed in 1985.

Thomasville Wellness & Education Center: Built!
The new Novant Health Thomasville Rehabilitation Facility is now completed.

MUSE Winston-Salem:

The state has provided $1.6 million for the Cookout Clash at Bowman Gray Stadium.

New Tenants/Leases:
Blooming Heart Tattoo will open in the former Underdog Records space (835 Burke Street). Christi Prater is the tattoo artist opening the business.

Dutch Bros Coffee will open at 2415 Lewisville-Clemmons Road. Galloway & Company is the architect for this project. The building will have two drive-through lanes and a walk-up lane, but no indoor seating.

The buyer of the former Hair Den Building (855 West Fourth Street) is Washington Park Barber Shop. They will reopen the space as West End Barber Shop.

Whiskey Taps & Tails Saloon could open in Clemmons Town Center, as an expansion of The Playground.

Creekside at the Grounds:
Creekside at the Grounds was officially announced, with new renderings! The student apartment building (upperclassmen and graduate students only) will have 229-units with 521-beds (furnished apartments with private bathrooms in each bedroom). Preston Partnership is the architect and Brasfield & Gorrie is the GC. Workers are currently grading the site. Completion is set for Fall 2027.

Piedmont Propulsion Systems Expansion:
Piedmont Propulsion Systems will convert 14,000-square-feet of storage space into manufacturing space at their 4400 Lansing Drive Building. archSTUDIO7 is the architect for this project. It's an interesting project. They will have to dismantle and raise the existing recessed floor with new steel supports and pour a new concrete floor slab. This is valued at roughly $1 million.

Muddy River Tavern:
This is an update on Muddy River Tavern, in Yadkinville. We don't post much on projects over there, so it's good to see one of their projects on the updates. According to the GC (Magnolia Construction), "The exterior entry is getting a full transformation, giving this spot a fresh, welcoming face. Meanwhile, interior work continues to move forward, bringing us one step closer to the finished vision."

Whitaker Park Mixed-use Project:
The 3330 Shorefair Drive Building will install a new 880-square-foot prefabricated freezer unit in the new building. Workplace Architecture + Design is the architect for this project.

New Office Building:
LMI Builders will construct a new 2,400-square-foot office building at 383 West End Boulevard.

N.C. Museum of Art - Winston-Salem Renovation:
I think the design firms listed as working on this in State documents are wrong and these are the correct design firms working on this project. This is the $15 million renovation of NCMA Winston-Salem (former SECCA Art Museum), led by Szostak Design and their partners on the project, STITCH Design Shop and Mud Landscape Architecture. Their proposed changes include a glass cafe at the Hanes House, improved infrastructure, a new trail network, and landscape changes designed to bring together the art museum, its surrounding environment, and its visitors.

Nucor Steel Mill: Built!
The $350 million Nucor Steel Mill is now completed and beginning production. The steel mill is expected to have 200 employees with an average pay of $99.660.

Alternative Transportation:

Smith Reynolds Airport Restoration:
AVCON, INC., said, "Welcome to Smith Reynolds Airport — where history meets the future! The Terminal Renovation Project has reimagined a 1930s-era terminal, bringing it into the modern age with a seamless blend of historic charm and contemporary design. With a fully renovated interior and updated exterior, the terminal is now equipped to meet the evolving needs of the airport and its community." AVCON engineering is a tenant in the airport terminal and worked on this project. Completion and the official ribbon cutting are set for August 11, 2025, at 10 a.m.,. However, the tower won't start renovations/restoration until later this year. That will be a federally-funded $2 million two-month project, so we can't say it's completed until later this year or early next year. If you want to see the changes at the airport, they are saying anyone can visit and watch take-offs and landings again. The terminal has a place to watch the airplanes and a space for food trucks.

Winston-Salem - The Triad's Hottest Housing Market:
According to a story in the TBJ, The Winston-Salem metro area had four of the Triad's five hottest housing markets, by ZIP Code, in the second quarter of this year. 27106, in northwest Winston-Salem, was the hottest housing market in the Triad; followed by 27104 in the western part of Winston-Salem. According to the publication, the rankings show us where activity is surging, prices are rising dramatically or homes are selling fast. They said home sellers in Winston-Salem are bucking the national trend, as they continue seeing rising profits. Other rankings show Winston-Salem is second nationally among all cities. I want to welcome all of the new residents and invite them to join us here!

Six Hundred, at 450 N. Patterson Ave., originally opened Mar. 8, 2022, quickly becoming a popular choice for upscale dining downtown. The restaurant changed hands at the end of 2023 when Jeff Bacon, a vice president of Second Harvest Food Bank of Northwest North Carolina, and Colman Team, the president and managing partner of Front Street Capital, took over from original owners chef Travis Myers and Allan Coats, primary owner of Davie Tavern.

Brandon Brock said that the restaurant will be renamed Tuscani. “It will be an Italian steakhouse with all in-house made pasta – all of the past will be made fresh by us,” Brock said.

This is huge news. Winston has needed something like this for a very long time.

However, having a hard time imagining a venue with 5000 seats on this lot. I'm sure someone here will have more details soon!

Gilden in negotiations to buy Hanesbrands. No word on impact to local jobs if deal is finalized.

I just watched the video of the a City Council General Gov’t Committee meeting hearing the amphitheater proposal. They voted to forward it out without recommendation. Council members did not seem sympathetic.

Here are a few things I learned:

1. 5000 fixed seats. No lawn seating. “There is a national ecosystem of 5-7K outdoor venues and Winston lacks one. We need to be in that game.”
2. Approx 20 shows/yr (in first year)
3. They need a lease on a city lot to the north across 6th to provide back-of house activity (1 acre of current parkland). Chain link with scrim surround on that lot.
4. 11 pm cutoff of show
5. Street closures at 6th and Spruce during shows.
6. Only using Church parking for VIP and support parking. All public parking to be directed to decks.
7. They named folk they’d talked to “WS Symphony, WSSU, NCSA, etc.” I was surprised not to hear talk about synergy with the Convention Center!

Here’s what I heard the Councilors say:

“What about affordable housing on that lot instead?”
“Who’s making money and why shouldn’t the city get more than $12/yr?”
“What about noise for Crystal Towers?”
“Will this stress an already over-stretched police force on show nights?”
“What about underused spaces like Corpening Plaza, Winston Park, etc?”
“Weren’t we told there would be an amphitheater on Industry Hill? Why is this viable when that wasn’t?”
“Why weren’t we in the loop sooner?”

Overall, the vibe in the room was not particularly receptive. I will be contacting Councilors to express support. I hope you do too!

I support the amphitheater, but Flow, et al need to be prepared to answer the those questions.

Typical W-S "Horse-and-Buggy" thinking, which is why W-S is always lagging behind every other city??? Great rendering, by the way. At first, I was wondering about the location, but with that rendering and it's proximity to everything, it's great.

Based on the Journal article, Flow really was taken aback by the vocal opposition to the amphitheater plan. It appears that social media, Crystal Towers residents, and Housing Justice Now have done a great job of fomenting vocal opposition to the project.

The last major headquarters leaves. I reckon W-S’s new nickname will have to be the Incubator City.
