^ Plan Commision approves zoning change, then city council signs off.
Then permits.
The 2 barriers of any project are zoning and financing.
So now all that matters is that they meet their presale requirements to lock in financing. I bet that they will. Homes and Condos seem to really be on fire right now
Interestingly, anecdotally I have a lot of tenants who want to move out to buy a home but they can’t because literally they either can’t find a home or they aren’t sure if their offer will be accepted due to how heated the market is right now. So in a sense, the lack of home inventory is keeping a logjam in place forcing people to continue renting.
Ahh ok, so hopefully we can expect city council approval soon
April 20, 2021 10:26 AM 10 MINUTES AGO Fulton Market projects would bring over 1,000 apartments
A pair of proposals from the same developer amount to the most ambitious residential plans to date for the former meatpacking district.
Looks like Crain's managed to squeeze a rendering out of LG.
Gensler is consistently solid:

A bit off topic but does anyone know what that cool painted building in Harry's April 23rd shot is? Obviously abandoned now but haven't been able to figure out what it was.

After some digging I found out it's a Solomon Souza mural, and there's a West Loop facebook group post with some good details about it. Here's the relevant bits:
Quote:
Impressed and inspired by what they saw, the duo were invited to come to Chicago's Fulton Market and paint the Pennsylvania Freight Line's Freight House, owned by Fred Latsko, and last used as the Borsa Italian Restaurant.
They are joined by other street artists like Jas of Chicago, Carlos, and more, working together to beautify a long vacant building originally built in the 1920's.

I believe these paved areas are the cap over the Kennedy ( Hubbards cave ) thus marking the edge of the site.
The signs read "10 day notice of future construction zone."

in the 4 years I've lived here, seeing West Loop's transformation has been something else. Excited for more residential projects (and height) to start to take shape. Thanks for the photos Harry!

Yep. Technically the private ownership extends over that cap (the Kennedy is an just easement here) but they can't put a building over it so they're just gonna put sod down and use it as a dog park.

Wow, didn't know they were actually gonna call it K3.

Thank you - that was an editing error - the sign actually says OMNI at top.

Harry, I don't know if this is an inside joke or something, but I've noticed your posts about O N N I often are spelled with an M.
Honest mistake - thought I saw OMNI - a name on more than a few projects around here. Thank you much for the correction.
