I definitely agree, I tuned into the community meeting and I was really impressed with the BayouPhoenix team especially with their announcement of them adding Hillwood to their team which has a very strong logistics, residential and retail portfolio.

The only concerns I have is I would like to see them think about using the south Louisiana weather as an advantage to do a real outdoor water park and also take advantage of the built infrastructure that’s already there for the amusement park. The combination of the amusement and logistics facilities would bring much needed foot and vehicular traffic for the area which will make the area even more attractive to local, national and even international retailers / restaurants. I also hope they really are talking to RTA about light rail to the future development because that is important for our citizens having access to these jobs and entertainment just as much as it is import for the tourist.

Not sure what its like now but i remember when going to jazzland when younger and the bugs could get pretty bad around dusk. So perhaps that's the reasoning for indoor water park too. Plus being inside does gibe you full year round regardless of cold, rain or bugs.

If I'm not mistaken there are a multitude of viable means to negate the insects. I know Disney and Universal do a great job and Orlando is just as prone to the issue as anywhere in SE Louisiana, maybe even more so judging by the number of screened in pools I see when visiting there. I also get the year round aspect. That in mind perhaps an indoor/outdoor park would work best.

So far as Jazz Land goes the worst problem I remember was the stereotypical "New Orleans" employee who is lackadaisical, exhibits no sense of urgency, moves slow, and provides overall bad customer service. It seemed like most of them were poorly supervised and took the job just for the "free" season pass and were more interested in enjoying the park while working than doing their work. A lot of that problem can be solved with a better wage, better supervision and good training. Hopefully they understand this and make sure it is addressed so there is not a similar issue.

The other big issue in the East is crime. As much as people will say it is a non-issue the East has a reputation, so much so that most locals will outright tell people who are driving thru NOLA to either stop in Metairie or Slidell if you need gas or food or just dip down into the city and stop in the Quarter/Mid City. They are going to need top notch security to ensure that they don't have issues with guests of the property being victimized.
