Lots of what they have been doing is underground, but this is where it is at:

Somebody who has free time should Google and post photos of the Sprouts on East Colfax in Denver. It is a readily-financeable one-story buildings, but it fronts the street well, has rear parking, and rear loading. it would be much, better than the 905 Memorial concept shown earlier.

905 Memorial has done some good things. Reconnecting the street grid is key for long-term supportive density.

And it has a good amount of density, it just needs to be reconfigured a little. The movie theater block is fine. Move the large apartment mid-rise to the corner of Memorial and BKW and put the retail in the base of that. Move the Sprouts over to the parcel that is still on Memorial. Move the office to the back block. That should give it a much better feel from the street / beltline.

Just shy of 900 feet currently. Early 2017 seems reasonable assuming things go well, though I have no knowledge of the actual schedule. The development team seems motivated to move this along.

Foxmccloud, I am interested in hearing your perspective on the 905 Memorial project. Is it economically feasible to for a get financing, attract retailers and develop a project that are outside Atlanta's core (specifically along the BeltLine) without some/or any surface parking?

Amazing!

I wonder which hotel brand they are courting? Something high end for sure... What is Atlanta missing? Waldorf Astoria maybe?

Greystar's 1400 West Peachtree also received revenue bonds: ($43,000,000 residential and $115,000,000 hotel)
The Standard received $110 Million revenue bonds.

Since then, the project team has acquired more land, and revised the site plan and project plan to enhance overall efficiency, presentation and urban design quality of the project. The revised design relocates the 10-story tower to front West Peachtree Street and additional restaurant and retail space has been incorporated to activate the street fronts.

6:00 NEW APPLICATION: 33 Peachtree Place, Restaurant – Babalu Tacos and Tapas
Project Type: Babalu Tacos and Tapas is a 5,200SF, first generation tenant build out of a restaurant. One of the best days

Sure, all of these projects might not get built, but this is probably the best day on this board since I first started following it 10 years ago.

There have been so many projects mentioned today that my head is spinning.

Yes-- its being done now and we are working on buildings that do it (NO surface parking)

Great. So the parking lot just south of the Fox Theatre will finally be built over. This is great. I think it's a great place for a hotel. That little area around Fox could be buzzing in a year with construction activity. I just wish they added some retail...maybe the Midtown DRC recommends that they do that. I think the area around Fox Theatre could use more retail and restaurant space. The area gets REALLY busy during shows at the Fox and a lot of people walk around looking for places to eat at before or after.

Excellent news. It looks like we may finally be seeing Eviva and Greystar moving forward. Hanover probably soon as well.

So much great news this week and we still have a big downtown project to be announced sometime this month.

The amount of parking in Glenwood works better. Go to Lindbergh, a small amount of the parking for target level is ever used, and same thing for above it on the Best Buy/Ashley side the parking is underused. Only the Home Depot side is highly utilized.

Fuqua always builds way too much parking

905 Memorial isn't exclusively retail/commercial development. The site plan includes many forms of residential.

I wasn't against surface parking - I was against the scale of the surface parking and how it's being screened. Glenwood Park's surface parking is mostly screened by residential townhomes and/or residential over retail buildings that are scaled proportionally with the surrounding areas: not 1-story retail liner buildings/outparcels. That being said the surface parking is being offset by the same area of green space (if not more) in Glenwood Park. While it's mostly residential there are many cues that 905 Memorial could take to help screen the need for parking for the larger retail establishments. Lining the slip deck with retail that's probably not even 20 ft deep isn't going to be successful long-term.
