Maybe, just maybe, the overall current Triad apartment boom will spark construction on Downtown’s tragically stalled Byrum and Brookhyrst apartment projects.

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Many people reading this are far-away and this allows them to see the projects. If you can, please support any local businesses or follow social pages sharing photographs and thank them.

The Grounds:

Loewy Building Apartments & Retail:
Windsor Contracting is preparing to start interior demolition for the apartment conversion. They are also the GC for this project.

1880 Körner's Folly Restoration:
Workers painted these spaces to match the colors Jule originally selected. Historical light fixtures were also added. Their next steps include installing hand-printed wallpaper from Mason & Wolf of Freehold, NJ and furniture refurbishing.

New Tenants/Leases:
The escalator, on the north end of Hanes Mall, will be replaced with what they are calling a monumental staircase. It's actually a bigger construction job than you think, including electrical (lighting) work, footings, and even fire suppression/sprinkler modifications. You'll also get to see D.H. Griffin remove the old escalator.

Bank OZK will build a de novo branch in the parking lot of Lowes Home Improvement Store on University Parkway. Progressive Companies is the architect for this project.

Bowman Gray Stadium Renovation:
NASCAR will bring The Cookout Clash back to Winston-Salem on February 1, 2026. Look for it on the FOX TV network. Winston-Salem competed with two other cities to host the event. It was so successful in Winston-Salem, NASCAR brought it back to Bowman Gray Stadium. The only issue was not enough parking around the stadium, leading to buses and long lines to ride them to park-and-ride lots. If you bought tickets to the 2025's Clash in Winston-Salem, you're first in-line to buy tickets to the 2026 Clash in Winston-Salem.

Pace of the Triad:
We did have this project as completed, but now they are saying completion is set for October to open PACE of the Triad in Winston-Salem. They will hire around 50 employees this year.

Realty Building Apartments:
I thought I would look into this adaptive-reuse project, since we haven't seen or heard anything in a long time. It appears as if work on the apartments stopped at the end of January 2024 and it's no longer an active project with the architect. This project did start the permitting stage. I noticed an advertisement (to lease the ground floor retail space) mentions the 11 "proposed" apartments on the upper floors. It's not for sale. Maybe the apartment conversion is on-hold?

Whitaker Park Mixed-use Project:
The Toyota Tsusho America battery recycling operation at Whitaker Park is called Green Metals Battery Innovations and is a joint venture with South Korea's LG Energy Solutions. This facility will recover and recycle raw metals, called black mass, from old electric vehicle batteries. Black mass contains nickel, cobalt and lithium. The Winston-Salem recycling operation will open in Fall 2025. The facility will have a processing capacity of 13,500 tons of scrap. This is equal to over 40,000 EV batteries.

821 East 25th Street:
821 East 25th Street will become co-warehousing and maybe a makerspace? Dancy/RDG Acquisitions is still working on the plans. This project will likely require City assistance (loan to be repaid).

The Flats at Peters Creek:
Scott Andree Bowen said, "Exciting opportunity to tour The Flats at Peters Creek Pkwy. Construction will be wrapped up and people will be moving in by the end of 2025."

Economic Development:
Winston-Salem is in talks with 89 employers about new or expanded facilities. Among these are 9 life science companies and just 3 in aviation. Most are advanced manufacturing. If all 89 agreed to new or expanded facilities in Winston-Salem, the city would gain 20,000 jobs and $11 billion in new investment.

New Mount Airy Airport Terminal:
The new terminal building will feature a passenger lounge, economic development office, flight training school, and restaurant. Omega Construction is the general contractor for this project. Completion is set for late-October 2025.

Thanks for the update, Matthew. The new The Grounds rendering reminds me of Pentagon Row/Westpost at National Landing, minus the ice skating rink.

I feel like those are very old renderings. Looking at the construction photos vs that rendering I can't figure it out. Seems there's twice as much developed space in the rendering than in real life.

I think smain is right. I don't see the office building and the residential and hotel are in different places.

That architecture firm has worked on several similar developments near me, in the northeast suburbs of Atlanta. Those developments are "mall destroyers" around here. They opened one called Avalon, which I photographed during construction a few years ago. They said it wouldn't impact North Point Mall and it did. Another one opened near me, called Halcyon, and I was recently showing my wife Lauren all of the empty spaces at The Collection at Forsyth, which is near Halcyon. Maybe the development under construction across the street will help revive The Collection at Forsyth? Now, another one is proposed, called The Gathering at Forsyth, to be anchored by a potential NHL arena. These are all in roughly the same area and all are designed by Nelson Worldwide's Alpharetta office, which is located in Avalon. You can see all three of those developments and others from the area, in their website's project portfolio. Winston-Salem needs another upper-end shopping center and this could be it? Of course a real concern is if it will impact downtown?

I believe the Grounds will ultimately reduce foot traffic to downtown in the short term - it will be another destination for both locals going out to eat/shop as well as tourists in town for football/basketball/tennis/etc. I still think the trade off will be worth it - growth is good and not all growth needs to be downtown even if that growth will compete with downtown businesses. Long term, it’s much more difficult to predict the impact. It could certainly be that a rising tide lifts all boats

I also think The Grounds will compete with Downtown to some degree, but I don’t see that as a bad thing. Winston he been underdeveloped regarding modern, mixed use, walkable retail. Other cities built this type of mixed use town center decades ago, and we are just getting our first. It’s about time.

At first, the two will compete, but there is not that much distance between the two. I think in a decade the two will connect.

Right. Plus, we know several national retailers and restaurants have expressed interest in Winston but have been exasperated to discover we lack this type of modern, mixed use attractive development.

Walking around from West End to Downtown we’ve noticed a definite uptick in folk just being out and about. If they’re people who live within walking distance, I don’t think the Grounds will compete for their traffic.

By the same token, the new parking system will add one more disincentive to retail so I think the chances of shops making much headway downtown will continue to be small and the Grounds could do well on that front.

I suspect Burke will suffer a loss of WFU kids which is not terrible.

If the amphitheater happens and venues like Ramkat continue to thrive, I will not be worried about downtown as an evening/entertainment district. And, with the continued increase in housing, I can imagine it becoming a real live-work-play environment for grownups. The Grounds will be more college-age and sports oriented. Am hopeful that there’s more than room enough for both!

I'm guessing this will be met with mixed feelings. It's more space for the IQ to use before another building is built, but I also think getting the former Inmar building and the Linden Center fully occupied is meaningful as well. Between the two that's over 300,000 SF of empty space being filled and Inmar took around 180,000 in One West Fourth, so it is helpful to adding people downtown and making the office market more healthy.

I absolutely agree. The quotes from Eugene Woods where he talks about the investments Advocate Health are making in the IQ are encouraging. I've been in the Linden Center several times, it's a nice building.
