It's possible to get the land value from the City's VanMap mapping. It shows the Electra strata has 448 owners, and the combined land value is nearly $149 million. (The build is assessed at another $48 million).

You can put the 1912 insurance map underneath the contemporary map - (it's in the Aerial Images layer). That shows there were 5 houses on Burrard, and 7 on Hornby that were removed to build the new office, completed in 1953. That would suggest the Burrard house sites are worth $14.9m CA each today, and the Hornby lots $10.6m CA each.

I assume the land would be worth more (assuming you had all the land massed together) without the Electra building and could build something brand new and more higher?

The developer is not paying a CAC - this is not a rezoning.

The cost per square foot is similar to the market price for older buildings not too far away. The developers are obviously hoping their brand new building is worth the same as Bayshore waterfront.

With all these towers almost completed, this block is looking rather exciting. Wonder what kinds of retain will eventually go into the CRUs there. Should improve the business environment of this stretch, considering how bad it has been with a number of shops being vacant. Safeway or another retail anchor opening there is also much needed.

BC Liquor is reopening its store in the area once there CRU is complete. They closed that location for the redevelopment and will reopen their store whenever it's ready as indicated a long time ago.
